I'm not quite sure:

- The 3.10m space for the dining table from the island will probably feel rather cramped. We have 3.40m and I wouldn't want it any less, so that you can still easily walk past even when someone is sitting on the chair.

- The kitchen will be very large, but also somehow inconvenient. Where will the sink go?

The decision whether to put the cooktop or the sink on the island is heavily debated. From my own experience, I can only say that you spend much more time at the sink and with preparation than at the cooktop. We are infinitely glad to have the sink on the island and the cooktop on the kitchen counter, and even after 3 years we would do it the same way again.

Why not just have a large island with both on it? You have the space for it... I don’t think much of the thing with bar stools and a counter, but that is a matter of taste...

- already pointed out the issue with the staircase: You mentioned something about a higher ceiling height on the ground floor. Your staircase won’t work as is, or it will become enormously steep. If I take the measurement of 5.20 as a reference, your staircase should not be longer than 3.5m (maximum 4m).

- I would probably extend the wall with the fireplace; the staircase opening is connected to the gallery. As a result, the upper floor must be mirrored. Parents' wing on the right, children on the left.

- The bump in the hallway caused by the children's bathroom also doesn’t really appeal to me...

My suggestion is of course highly improvable, but it should be sufficient to clarify what I mean. If you now move the staircase a bit to the left side of the plan, you would also have enough space to get the problem with the dressing room and bathroom in the parent area under control. You would have the space since the hallway on the ground floor is already very generous at 3m wide. If the sofa is then rotated, it won’t stand awkwardly in front of the window and would create a nice corner as a retreat. In addition, you would also see the stove from the dining area and not only from the couch.

I also fear that although the 8 chairs plus table can be nicely drawn there on 15sqm, they will be extremely cramped in everyday life.

We like the suggestions regarding the kitchen and dining area. Despite an overall larger cooking island, the space for the dining table increases from 3.10m to about 3.80m by rotating it 90°.



Good idea! Besides the better orientation of the sofa toward the windows, the fireplace can again be used as an additional room divider that can be seen from everywhere. And we could, for example, also put an extra armchair in the living room.



The stairs are currently 3.90m with a ceiling height on the ground floor of 2.70m. That should still work?!





We initially also mirrored the layout but came to the current arrangement for the following reasons:

    [*]All bedrooms have a view of the garden (in the mirrored version, one room would be stuck with a bad view toward the neighbors and the street)
    [*]All rooms with water connections are directly above each other
    [*]The 32 sqm space on the right side is not enough for the parents’ area
    [*]Only in the left area is there the possibility for a free-standing wall for the bed
    [*]There is daylight in the dressing room in the morning

However, if it is possible to shift the stairs further to the left to enlarge the right area, mirroring is definitely worth considering.

If you obviously align the bed to look out the window: why then to the south (by the way: south-facing floor plans are confusing) and not to the east? - the sun only rises in the south if you sleep until noon

The flight of stairs is too short. To your finished room height, at least 30 cm of ceiling must be added, which you also have to overcome. I think the staircase should have 17 steps and is therefore somewhere between 4.25 - 4.60 m long. (17 Stufen, Steigung je ca 17,5 cm, Auftritt zwischen 25-27 cm)

We have mirrored the layout on the upper floor, so the parents' and children's areas are now completely separated. We would then approach the developer next week. Or do you see any major flaws that would be difficult to fix? We will only bother you again with the "professional" drawings :P
