Floor plan changes for end-terrace house from the developer

Haha, I once wrote an email, initially quite general. Let’s see. I’m not very hopeful, but yes, we also find it a bit sad that for the end terrace houses on the long side, windows are only planned in the attic (but these each replace skylights there).

In the meantime, I’m trying to imagine the kitchen at the garden window, but I still don’t really understand what you mean.

Our current sofa actually wouldn’t fit in the standard orientation at the bottom of the plan in the niche. Well, it would "fit," but you’d basically have to step over the armrest to get into the living area (oops). But we’ve already noticed that the sofa might be a bit too bulky anyway :/

If anyone wants to scribble something themselves, I tried to redraw the floor plan (translation errors are on me):
The kitchen windows at the bottom of the plan are actually asymmetrical, the program just couldn’t do that (or I couldn’t handle it), the left side of the plan is the smaller one (I don’t know the exact ratio)
One small square here is 20cm, the thick lines are 1m

I have to admit that I don't see it that way. Strict development plans are fine. Changes to existing buildings are also a reason for little room to maneuver. But a new building? How many interested parties are there for the house? Is the demand so high that you have to approve everything? It would be very difficult for me, or I would decline because of that, but in our area the market is probably different.

We don't really feel that we have to make a lot of concessions or that our developer blocks everything we request or anything like that. (We've made a few requests regarding electrical stuff (preparation for a wallbox). I also know that a neighbor was considering installing a water connection to the attic "just in case" (I'm not sure if they'll actually do it or not, but it's possible) and another is enlarging their terrace, and our request regarding a potential wall shift on the ground floor also came back immediately with a first draft.) So we don't feel that everything is being shot down in any way. Otherwise, we also chose the project because our impression was that the framework fits us well. I think we would have taken the house as is even without any changes. Everything we can still individualize is more like a bonus. ;) The "must haves" are covered, some "nice to haves" already as well, let's see what else we can get out of it.

Otherwise, it doesn't seem unusual now for row house developer projects that the conditions are relatively fixed. Yes, you also occasionally read that someone buys a (explicitly intended as such) row house lot without a developer and then builds on it with an individual plan. But if a developer plans the whole block, such a fairly fixed framework seems to be the standard based on everything I've seen so far (we looked at a few projects also in a larger price range, but we weren't directly speaking to all developers). It's just not for someone who wants to place their dream house exactly according to their wishes, but we knew that beforehand.

I consider the wall section between the wardrobe and the tall cabinet to be non-negotiable ... ... and this one as well. I would place it (floor-to-ceiling) "under the gap between the gable windows."

I find it difficult to write anything here. Your satisfaction is also somehow a good that one does not want to jeopardize. If neither the stairs nor the windows may be changed, the scope of action is, in my opinion, limited to the furnishings.
