Floor plan changes for end-terrace house from the developer

It hasn’t been requested yet, I wanted to talk it over with my husband first. He says, "well, asking doesn’t cost us anything at first" :p
Meanwhile, I’m thinking about what exactly I want to ask ;) If there’s a chance, the question about a sketch has usually come up so far.

For now, windows again, the sketch hasn’t been sent yet and we’re still thinking about what we actually want to sketch. I currently see the kitchen further down (although narrower than the original, as a double-row or L-shape with a door) and I think I don’t want another window in the kitchen area, but I’ll sleep on it ;) So in the ground floor, we’d probably go with the 11th suggestion, I think.


I think we would also request windows for the children’s rooms, although at some point we also reach the point where we have to consider what the budget thinks about it. But I think windows would be more important to us than many other things.
My idea wouldn’t be floor-to-ceiling but if possible wider than the attic windows, so my lousy draft skills produced something like this on the first try:

Whether I find it sensible, I’ll sleep on that overnight, whether it would work, the builder can say ;) Feedback as always welcome.

Well, and then the staircase, phew. Since I’m doing half of the adjustments in Paint here, umm... generally a challenge?

Because of the wall the staircase leads to in the basement? Or the wall next to the staircase on the ground floor?

Neither. Because of the 3 out of 120 staircases for which a completely different shape would have to be built. And that even if the winding would only be switched on one side and the landing remained. A logistics special treat par excellence. Take a look at the reference projects where this house type is already occupied, and talk to the buyers there. What does the "HFH (A)" on the party wall of the house actually mean?

Makes sense, then maybe I'll ask very generally first before I further bring my Paint skills to the next level completely in vain ;) Although my first attempt didn't look so wrong, I think :P No idea. It says so on all the partition walls in the row house block (the plan includes the whole block). Google outputs that hfh could stand for hochfeuerhemmend (highly fire-resistant) and also "As row house party walls, at least highly fire-resistant walls e.g. F 60-A or REI 60, are required according to MBO 2002." So that could be correct?

By the way, we also once had the idea in mind whether to simply extend the wall in front of the stairs and turn it into a mini storage room. But with a width of 95cm, the usefulness is also limited. The main idea was primarily to reduce the distance between the sofa and the TV for me, who is a bit of a blind person. However, I don’t really like it in the living room either because it would then reach right up to the patio door.

But presumably, you could also achieve a similar effect with furniture if you wanted, and the sofa doesn’t necessarily have to be pushed all the way against the wall.

As a fan of the terrace kitchen ;) I tend to agree with you. I would then plan the kitchen width at 247/248 cm. That basically leaves you the choice between a double-row but also possibly a U-shape. Because of the window location, I would always plan the tall cabinets on the right side of the plan in the kitchen so that the window at the bottom of the plan is visible in full width; I would plan a window on the right side of the plan, as once suggested. If desired, floor-to-ceiling; I would probably rather plan with a sill height.

I still find the basement staircase very annoying. Because I would tend to always prefer to place the sofa on the left side of the plan so that more space arises on the right side of the plan by the kitchen and dining table, and the room doesn't look relatively narrowly divided into three parts.

That means I would definitely try to keep the staircase direction but turn the floor exit by 90° each. Because swapping the staircase direction doesn't help much either, since you need the space that the basement door currently requires to enter the staircase.

I don’t know if it has already been mentioned, but the guest WC door and the entrance door could lead to unpleasant collisions if the former is left open further than shown. Moving the stop of the WC door to the right would be one option, or a sliding door.
