Floor plan changes for end-terrace house from the developer

except in my imagination the door opened inward, and the flap would block the door very sensitively and ultimately – which would probably be an argument for a sliding door. Although I have to say that in combination with the central transverse bathroom, I find the kitchen moving to the back end increasingly appealing; then with the suggested window as a side entrance door (?) I see two likely possibilities for the winding: secondly, the developer also has a model with a winding staircase of the same width and the same story heights and assigns such to this house, or firstly the answer is an irresistible defensive price – mind you, not out of stinginess or malice, but unfortunately the common wisdom of average consumer Ottilie can hardly dream enough about the cost structures of the developer business ;-)

Seriously: for me personally, it would be too risky to take the stairs completely out of the service package and subcontract them. That is already a risk when building with a general contractor, and even more so when buying from the developer. But I am sure that in the logistics of a developer alone, the setup costs for just three copies of a staircase for fulfilling the special request (without the chain reaction of effects) are already higher than the price for a complete staircase from an external manufacturer. Hence my conclusion: if the desired staircase exists in another project, the wish is easy (and presumably achievable for a symbolic two thousand extra for the three units) – and otherwise one would probably be beaten down just for asking such an improper question. What looks like a harmless forum thread here could lead to the special request department soon being reinforced with a defense officer *LOL*

As for me, I would immediately sign off on this from a kitchen planning perspective. :) It looks totally coherent, including the work surfaces... Is this plan still in the running? For 2x 5 minutes a day having the dishwasher in the way, I would gladly take the bonus door and shorter routes for groceries!

... your kitchen dimensions are generous. In 's case, the kitchen would be smaller both in the "standard with hallway widening" version but especially in the last version by . You really have to think carefully about the G-shaped kitchen on that space. It is more of a one-man show. Although the approach for the sofa area = narrow, of course, fits. The dining area also offers possibilities to put a small desk corner or a wall piano ;) or simply a long table for guests. What I also like about the solution is that it is outside the standard ;)

I actually only see straight staircases in the houses planned so far in the residential area. The semi-detached house without a basement even has it sideways, which was one of the main reasons why we didn’t like it that much. The landing at the start on the upper floor in the row houses seems to be the exception to the norm. I almost don’t dare to ask anymore ;) In other projects you sometimes see other stairs, but of course, I don’t know to what extent the story height fits or not, and I think nothing along those lines is currently under construction (already completed). Outsourcing externally is definitely not an option for us. Our pain threshold really isn’t that high.

Thanks for the draft! I really like the living and dining area like this <3 Although our sofa would probably have to fit there (but the more I deal with the house, the more that will probably happen sooner or later anyway). I find the kitchen area a bit claustrophobic like this, but I’ll try to mentally crunch it back and forth again. A friend also once asked with another basic draft why we don’t simply swap dining and living. At first, it feels wrong to me to have the dining table and kitchen "so far apart," but ultimately it’s only a few meters and no doors or anything similar. And while windows sometimes disturb when watching TV, it’s nicer to have more light at a dining place. So I would think about it again either way. In any case, thanks again for the draft :)

It's definitely still in the running! Would you prefer the version with the coffee corner or rather the tall cabinets for more storage and possibly a tall oven? ;)

But a second toilet pipe would have to be installed for that. They probably aren’t willing to do that anymore. Ah, I'd better leave it... ;)
