The specified construction time is 6 months, starting from the handover of the building permit; within 12 months we have fulfilled our part. If it takes longer, the fault lies with the builder and does not justify the expiration of the price commitment.

Parquet – in every store with vinyl flooring it smells. That simply puts me off – no matter how many certificates they stick on it. It’s an opinion and not a fact-based statement. (Often opinions and facts are confused)

Have holes and supply lines for ceiling-integrated lighting done by the factory and not too many, but used very consciously. Possibly deviate from a standard size.

I particularly like:

[*]nice structuring into "private" and "communal"
[*]clothing storage solution with "dressing corridor" in the bedroom
    [*]lots of windows
    [*]price that seems very reasonable

I don’t like:

[*]carport view from the children’s rooms
[*]dining table in the largely free room, basically in the oversized passage, could become uncomfortable – I myself like long evenings at a cozy dining table...
[*]bikes standing in the way of everything else (washbasin, access...)
[*]roof shape – I would find a somewhat flatter offset gable with a light strip much more attractive – that also means a reduction of attic space in favor of airspace
[*]attic access in the children’s room seems maximally impractical to me
[*]potentially noisy utility room directly adjacent to bedroom and children’s room

What raises questions:

[*]What are you doing with the many sqm around the dining table? If there is no special idea behind it, that is expensive useless space.
[*]How do you want to use the kitchen – the arrangement wouldn’t fit well with my “running routes.”
[*]Why is the house rather oriented to the west?

I find that refreshingly honest!

What do changes mean for the price lock?

I don’t know where you want to build, but in our region building permits currently take about 6-8 months. Often even longer. Neighbors in the village have been waiting for over a year because the construction is a bit more complicated. Have you already inquired with the responsible authority about the situation there?

We have planned 2.75 m. I think if we want to increase this now, there will be larger price increases.

The subordinate building supervision authority was already involved in the planning and indicated a processing time of about 2 months.

We didn’t want to obstruct the view too much because of the large lift-and-slide door and wanted it to look generous. Also the possibility to place tables in the middle of the room for big celebrations.

How do you want to use the kitchen - the layout wouldn’t fit my "runways" very well.

Yes, these are not the usual short runways but the kitchen just turned out like that and we made the best of it. (in our opinion)

Why did you orient the house mostly to the west?

To have as little area as possible on the north side, the south side still gives plenty of light to east- and west-facing windows.
