Yes, on the east-west view I also find it strange, but it only appears that way. In the section it looks normal again, right?

Because of the roof overhang, the roof visually starts almost at the top edge of the window. The last half meter of wall above the windows is not visible. In my eyes, it looks like Lord Helmchen. That's why we moved from a hip roof to a gable roof. However, it is normal for hip roof bungalows to look like this; if you like it, go ahead and build it ;). The floor plan also wouldn't be mine, the living room, dining room, and kitchen are too fragmented. Every path leads past the dining table, my first thought was, oh, a community hall.

The "why" is clear to me. I just wonder which builder has more money after breaking ground than before, if it's not financially possible now. Just close it off there immediately with glass elements, done.

I would have planned a 1.5 or 2-story building here. That way you have considerably more use of the property. Garage in the north, CP in the southeast if needed.

End of February means that if you submit the building application at the end of November, the office has 3 months including Christmas and winter holidays. And then the builder, who can plan a price increase if he starts 2-3 weeks later, must start on time. Are you sure it will work? Do you have comparison periods from other builders? If I were the builder, who gave a price lock about 15 months ago and prices have meanwhile risen by a good 10-15%, I would try to let the price lock expire. For us (without a development plan and including conversion) it took 10 months. Then you still had to get a permit for the construction road...

For the bungalow, I would do a 3.00 m shell height. Costs hardly anything (about €3,000 with us) but makes a big difference.
