No, three. I also recognize the problem, not It doesn't matter what kind of sofa! If you sit where the window starts, that would be about 2.50m from the south wall, so a normally sized sofa, you already have the busy dining area including hallway in view with your left eye. How are you supposed to concentrate on the fireplace/TV then? You're basically sitting in front of the end of a wall that will divide your field of vision. For us, nothing needed to dry upstairs either. We probably took 4? weeks for it... I don't remember anymore. Including 2 construction dryers. I'll say this: you can plan a lot, but if the builder relies on unreasonable predictions and promises, they accept moving into walls that are still quite damp. In the past, people would let the house dry out for two winters. Today, the builder wants to move in way too early. We'll certainly talk again in June 2022 ;)

Regarding the planned attic conversion: the BU has done its duty with the fold-out attic ladder. At the top, the second escape route is missing due to the hipped roof. This is probably feasible with special windows. In addition, there will only be double casement windows, which is not exactly what one would imagine for a children's room or office. Not much great can be done up there just because the roof has a steep pitch. I just wanted to mention it. An expansion that is not already considered in the planning will be difficult to implement.

I’d say this. The local construction company has existed for about 25 years and survives only on word of mouth. No glossy brochures, show houses, or expensive advertising. So I trust their competence on this point more than yours :-)



I agree with you. At most an office is possible, but no bedrooms, let alone children’s rooms.

You are using the word competence in the wrong place. Also, Viebrockhaus with their tent and the 3-month promise repeatedly have mold behind the kitchen cabinets and bathroom mirrors… that has nothing to do with competence. Viebrockhaus is very competent. Maybe you should also speak from experience first ;)

You are comparing apples and oranges. A glossy catalog, model houses, and hundreds of houses builder where a few mold cases don't amount to much versus a regional construction company that lives by word of mouth. With 20-25 houses p.a., he cannot afford poor quality.
