I have stood in this room and was able to move around well. These are not internet advertisement photos! To feel comfortable, boredom is not necessarily required ;)

What I would be interested in regarding the draft from [Eurem Planer] is the stair width. It looks very "delicate" to me, or is that an illusion?

Show this draft from post #39 also from the outside, maybe then the seemingly useless and expensive ground floor overhang will become clear to me ;-)
Does the existing building not have a basement?
Has a real architect actually worked on this, or just an "architect" from a general contractor?
To me, the new building looks so messed up that it could easily compete aesthetically with an addition composition to the existing building. Somehow highly compressed boxiness.

… and what only becomes apparent at second glance: The house is not accessible with an occupied carport at all, because the car blocks the front door

despite the fact that my draft is much smaller (135m2/112.5m2), the usable rooms are larger.

I have exactly such an attic. It was also planned as a usable room. But not even my kids wanted to climb up there. I can gladly upload photos of how something like that looks in the end.

With the entrance, that can work with a car smaller than 5 m. As I suggested, it also helps if the entrance is recessed a bit.

yes, the staircase is only 2*2 m, which is quite tight.

Oh, very good, then show us. In the rental apartment on the top floor, 2nd floor, we also had a spare room – perfectly built out. It was never used. The problem is probably, again, that someone moves out of an apartment where the attic was such a cozy love nest. But that was probably due to lack of space, so every corner had to be used. In the new house, it's different. Recreating the cozy little room now won't help. No one wants to live up there anymore when you can live much freer and easier downstairs. But exceptions prove the rule. Let's see where this goes. ;)
