Hi,
thanks for the initial feedback. I can already see it wasn’t received very well. Actually, I made the drawings to visualize a few concepts for myself. This is one of them. That’s why, for example, the walls are not aligned and maybe the guest WC and pantry are not ideal. That’s true, I will definitely take that point on board. I deliberately chose the pantry like that because, as mentioned above, the kitchen is not overly large. Also for this reason, presumably only a U-shaped kitchen is possible for the floor plan.

Regarding the bricks --> Wienerberger offers 36 cm for KfW 40

Basically, I need some inspiration and maybe some feedback:
- Where would you place the entrance area and wardrobe?
- Where then the staircase?
- Where would you arrange the kitchen, dining room, and living room?

I’m happy to share more details.

Completely wrong approach to accommodate the kitchen in two rooms. Make the room as big as it needs to be and don’t add a second room.

No, you need a professional/architect who will do the planning for you or a builder who has a model house you like and that can be remodeled.
You can then come back with the plans.

Hi

above is the plot and building boundary. Basically almost square 25x25m. 6m distance to the street, 14m permitted building depth, accordingly about 5m distance to the neighboring property at the back. Special features are rather the relatively high groundwater, which at least will reach the basement floor. To the south there is a single-story bungalow. Further south then nature, so that at the south windows on the first floor, if not floor-to-ceiling, there should be a quite good privacy screen and also a good view. Because of the through road, however, no floor-to-ceiling windows. The eastern neighbor has a relatively high privacy screen and on the first floor a frosted bathroom window and another small window. That means, from that point of view, a large window front facing west would be suitable on the ground floor. To the south the street passes by, so we need to plan some privacy screen there, therefore the windows on the ground floor are rather kept smaller, but should be enough for light. Staircase facing south I found the idea exciting that it becomes a very bright room that at least connects upper and ground floor. The staircase was also planned centrally on the east in other concepts and would then have connected upper and ground floor openly – basically like it is known from most floor plans. It would then have been a spiral staircase. The western neighbor should be estimated about 12m away from our property, but with a dormer roof facing our direction.

This "logic" already has a hint of Flat Earth, don't you think? "Under each other", otherwise it makes no sense. I wouldn't build a single-family house at all like a two-family house. For what? – to put the architect on the spot???

almost every stone is suitable for a single-family house 40. However, the stone alone is not enough. The overall concept is what matters.

If it absolutely has to be monolithic, then you need a Poroton-T7-49.0-Perlite. However, don’t faint when you find out the price for material and labor. If you can even find someone who will build with this stone.

Alternatively, 17.5 cm T18 with facing brickwork and core insulation or ETICS and plaster.
