A drafting assistant is employed and has 2 hours* available per session (3 are calculated in total) and per object/client. Note: value is estimated and serves only for comparison purposes

An architect spends 10-30 times x with a plan, must pay half for retirement provision, health insurance, taxes, and rent costs. Then the very good one gets up with the project on their mind and goes to bed with it, bringing individual creativity and intellectual input. Any questions?

However, it is no shame to plan not with an architect but with a general contractor because of these costs. But then it does not go into finesse, to the centimeter, and must more or less comply with the construction service description.

I have to bring up the topic again because we are currently negotiating a piece of land with the grandparents nearby: (Süd BaWü)

The plan is to reduce the living area to 140 sqm due to the low land costs and to put a basement underneath.
(No waterproof concrete, no living basement. Only for TECHNICAL/utility room, small office, and storage room)



What do you think or have I forgotten something?

Total sum fits and is realistic considering the project.

Basement including earthworks is quite tight. It will probably be more like 15‘ extra.

Fireplace including chimney flue and final installation will likely be around 15‘.

Construction electricity could quickly increase by 2‘ if built solidly.

Furniture, lamps and kitchen belong in a separate list. I would separate that. It is rarely possible to finance. Probably not at the moment. Basement 50000? What is included in the price? Does the basement have a window? Stairs? I find that too expensive just for that!

Hello, well according to the bank that is included in the initial calculation. A house without a kitchen wouldn't bring much hehehe.

Yes, it is not supposed to become a livable basement. Rather just a utility area and a small office with a guest room. The plot has a slight slope, which would give us the opportunity to allow access via a 3-step staircase.
