Short-time work does not affect me as a civil servant, so the financial side is secure. Same for my wife. The plot with 130,000 including incidental costs is a pure estimate. If we're lucky, we'll even get a cheaper one. But with bad luck none at all or one that is more expensive (then the project would be dead anyway). Kitchen, furniture, etc... we already have everything in our rental apartment, which we only moved into after the new build two years ago. So kitchen and furniture are practically new. All that will go into the house, so I see the acquisition costs for these as rather low. We settle for the absolute standard. No moving of walls, no more expensive bathtub, tiles from the standard program, etc.... I still calculated the buffer with 30,000, although I do not intend to make special requests and thereby cause additional costs. If we get the plot we have in mind, the 40k incidental construction costs are also quite high. The plot is already fully developed and absolutely level. To the left and right there are already built plots, for which there are no abnormalities in expert reports. I will do terrace and carport myself as well as floors and wallpapering. Here then only the material costs will arise.

Sorry, but I have been reading the same thing here for years as soon as someone says what’s what. You just can’t help that you write like that, you just don’t know any better!

Standard means,
- no chimney for a fireplace
- no empty conduits for additional installations such as photovoltaics or outdoor lamps
- possibly no outdoor water tap
- strap winder
- possibly an air-to-water heat pump at extra cost
- 50 sockets
- tiles for 25€ as RRP in 30x30cm
- white windows and a plastic door that looks like it’s from a DIY store
- same for sanitary
- too few windows
- no landing
- nothing done above the top edge of the base slab
- etc.

Even if the plot is developed, from your additional construction costs 15k€ - 18k€ are already gone for house connections that still have to be done: water, sewage, electricity, telephone, gas, permit, etc.

Exterior work in EL is nice and good but that's just the labor without the excavator! Alone my front yard costs 1,500€ just for materials and plants. Without any curbs or splash protection.

Finishing the outdoor area is pure money burning. Just the material for the driveway cost me 6k€.

You can’t pay for such things from your regular salary. But go ahead, I don’t want to stop you, but you don’t have to fool yourself either.

I am grateful to you for the honest and direct answers. And I also know that you are right.

After consulting with the bank, I can now say that 450k are available for the project. Based on approximately 130 sqm house in standard construction with some buffer for about the things that [Zaba12] mentioned, do you think this is realistic?

No, you have 0 buffer if you need to refinance.

All nice things that I would also like to have, but one can certainly live without all that.
At least I didn’t see anything on the list that I wouldn’t classify as luxury?!
