Regarding the vehicles, right, leasing is not a loan, so I wrote it the way I did. I am leasing mine (still), my girlfriend drives a paid-for car. So actually only one is leased, not both.
About the insurances: We definitely need to address that if construction is going to start. The insurances to be taken out were marked with “NOCH keine”. But how do you come to the conclusion that we have no savings rate?
The architect estimated 440k, I rounded it up to 450k.
I have roughly estimated the living expenses above; it is not really possible to separate everything categorically like that. Overall, it should fit well, as described, at least 1,500 euros currently remain each month.
The bricklayer crew works here on two evenings a week plus Saturdays on a €450 basis. Earthworks are done by a friend (employed in civil engineering) with a rented excavator. It is a hillside plot, but the soil caused no problems with the surrounding properties.
I hope it has become at least somewhat clearer now. I had already suspected it might be a bit incomplete :-)
200 sqm total area. 145 sqm living space over 2.5 floors. Double garage in the basement. Basement due to hillside. So kept “relatively” compact, without fancy things like dormers or corner windows. Ordinary pitched roof.
