We have not. We have received a total price + payment plan with 13 items. For example, 5% earthworks, 5% masonry, etc. If we subtract trades, we are given the price. But if I subtract the earthworks, I am estimated at about €2,500 - €2,550 per sqm.

How do you pay then? You don’t have any control over whether you’re paying for the respective trade.

It's the same with our general contractor. I also find it logical because many trades work in parallel and also from time to time. This way you pay the GC according to the construction status, and they then distribute it accordingly to the trades and keep their share.

For some trades, we also had two payments because they come several times, for example the electrician. With parallel work, there are then also parallel invoices. Although in our case, it was mostly timed so that little work was done in parallel.
But if it’s not separated, you wouldn’t know what you can withhold in case of poor performance or defects. If everything goes well, it doesn’t matter.

I don't understand. I have a total price from the general contractor of, for example, €300,000. Services are all listed in the construction service description. I then pay according to a "milestone." So, for example, after completion of the earthworks, 5% = €15,000 minus always 1% discount. Prices are divided by trades, yes. But it was about prices here. And as a general contractor, I would initially set the prices higher so that I have to advance as little as possible.

I think this is a good example to see that cheap building (1.5 years ago) is still possible. The list of upgrades are all major price drivers that together certainly cost 70k. Leaving them out and you can comparatively cheaply live in a bungalow. Therefore, I don't think you currently have to calculate €3000/sqm for sure.
