Financing volume 410k € Feasibility assessment

We have received a detailed payment plan with the exact amount per trade. We would have or have received this amount waived if we had removed a trade.

We don’t have that. We received a total price + payment plan with 13 items. So for example 5% earthworks, 5% masonry, etc. If we exclude trades, then we get the price quoted. But if I exclude the earthworks, I’m estimated to be around €2,500 - €2,550 per sqm

How do you pay then? Then you have no control at all over whether you are paying for the respective trade.

It's the same with our general contractor.
I also find it logical because many trades work in parallel and also repeatedly.
So, you pay the general contractor according to the construction progress, and he then distributes it accordingly to the trades and keeps his share.

Are earthworks really incidental construction costs? I rather count them as part of the house price.

We come in Brandenburg with:
- kfw 55 bungalow with 138 sqm + 12 sqm covered terrace + increase to 3m shell height.
- brine-water heat pump (horizontal loop collectors) + tempering
- controlled residential ventilation with enthalpy heat exchanger
- fireplace
- electric shutters with central switch
- photovoltaic system with 13.29 kwp
- a few more upgrades.
at about €2,800 / sqm. Contract is about 1.5 years old. Prices apply until the end of construction.
