Construction costs in BW for a single-family house with a 200m2 basement and double garage

Basically correct; our basement has a ceiling height of 2.35m with the finished floor and underfloor heating everywhere, so it is virtually usable as living space. However, lighting only through light wells.

We are finishing the basement immediately, inconvenient if things are already in the basement (inevitable), but plaster, paint, or tiles are missing.
With the outdoor facilities, it’s a tricky thing: you need an access path and an entrance platform, and eventually you want to sit on the terrace. And just like that, 20,000 to 30,000 euros are gone...

You could save on the garage... maybe do it later. If the cars are parked outside, the neighbors can better admire the hopefully high-priced premium brand[emoji6]
Besides, 2 prefabricated concrete garages would cost less than half...

In our case, solid construction Poroton without ETICS, to KfW 70 standard with air-water heat pump, KNX electrical, whirlpool, decent tile quality, parquet everywhere, and all plastering and painting work included.. But beware: depending on the demands for KNX or interior finishing, you can significantly increase the expenses here. For example, we are having 190 m2 of parquet laid, which you can buy for 35€/m2, 70€/m2 or 120€/m2 or even more euros.... A simple KNX system starts at 5000€, with no upper limit. And since we are already talking about electrical work: there is no problem buying lamps including installation for 20,000 euros for 150 m2 of living space....

Unfortunately, you hit the nail on the head there, because that's where the 100k we apparently lack come from. I have to admit that a model from Zuffenhausen would be standing sadly in the rain (I'm leaving the Golf out of the equation here, it could handle that...)

Whether there will actually be a basement remains to be seen (the neighbors had quite a few requirements, which were probably relatively costly). If the related costs really spiral out of control, we'll leave it. Then we should probably also manage financially with the 200m2 if we initially hold back on the outdoor facilities. What do you think?

Without a basement you should indeed be fine....
