"Generally" only those owner-managed companies based in the region. Companies like the two you mentioned have different partners in every region, whose quality in execution and business conduct is not known for a common standard. You can be lucky or not. In any case, it is worth following up on the references on site. Walk through the new development areas in your area with open eyes and pay attention to the contractors named on the signs there.

Well, without additional costs and outdoor facilities. The walls, ceilings, and floors are done by ourselves, and there were some upgrades added. And our local construction company has a good reputation.

So it is at least possible in Hesse as well. Although everyone has to answer for themselves how close they want to stay to the standard. For example, space was important to us, but one front door and windows are enough and we also like them in white. Other upgrades were also important to us, like ventilation system, clay bricks. So far, everything is still within limits.

What costs are involved with the basement? I have the feeling that apples and oranges are often compared here. One person has a super cheap house according to the Energy Saving Ordinance with a basement, but more or less only the shell is provided, and the interior is done with friends and family. The other has a truly turnkey house, possibly even KfW40+ or even a passive house according to the energy-plus standard, which is naturally a lot more expensive. By the way, we will be well over 320k for around 160 sqm plus a double garage without a basement (but it is such a passive house with theoretical energy plus, if the car wouldn't also be sucking solar power). But it will really be completely move-in ready, with only the kitchen and other furniture outside of the bathroom and WC missing. If we had ordered a basement as well, it would have added another 70k – but it is no longer worth it to us.

Our house will have exactly 2 full floors with 180sqm + basement + double garage. We have not yet awarded the major contracts, but according to the architect's cost estimate, we are of course well beyond €400,000. In addition, kitchen, furniture, wood stove, photovoltaics, outdoor facilities, etc. are added. With that, the next €100,000 are already spent... So I consider that unrealistic.

Our 400k is for 200 sqm plus double garage, energy saving regulation, without basement.

-Roof with full boarding, covering with "premium" roof tiles (Jacobi Avantgarde)

-Concrete staircase with granite covering, freeform glass railing
-Beautiful interior doors

-Ground floor: natural stone floors, upper floor: solid wood planks, bathrooms: tiles (65 Euro/sqm)
-Fully painted (50% expensive wallpaper, rest painter’s fleece white)
-Wood stove, chimney
-etc pp.
-Kitchen (18k Ikea with Miele/Neff, self-assembled)
-Outdoor facilities
-All ancillary building costs, connections, telecom etc.
