So, our decision is made, we're going for it. Mid-June the buddy is coming with his excavator, early July our mason crew starts.

410k € financing volume, (thus all in all, according to the bank's assessment, an 85% financing, in which after thorough research now actually EVERYTHING must be considered from start to finish, based on the calculation of our architect (according to his own statement with a bit of "buffer" in all positions).
Annual vacation is already planned for the house construction :D and helpers from the closest family circle, on whom we can rely 100%, are ready. I will report on the construction progress, as far as time allows, in a separate thread.

Me again. Financing will be signed next week. 1.5% interest over 20 years, €1,340 rate, repayment with approx. 2.45% and calculated term approx. 33 years. Accordingly, we would be about 60-62 when the loan is paid off, if everything goes as planned.

I have one fundamental question: We are currently deciding whether to proceed with or without our architect for the tendering of the trades and construction management. The whole thing would cost about €11,000. Basically okay, but also quite a sum... we already have some trades arranged and fixed, many contacts with craftsmen and a lot of own work done. In addition, many friends or my brother-in-law have recently built and actually know what matters. We could also reach out to them if we have questions.

I'm not sure right now if I really want to spend the €11k just so that the architect might tender 4-5 trades and occasionally drop by the construction site. What are your experiences? What would you recommend? I guess a middle ground is also conceivable (e.g., meeting at around €5k for the tendering of individual trades and for being reachable for urgent questions?).

I don’t want to be too bold towards our architect, so I’d rather ask here in advance :-)

, for example, has already shared his opinion on this. Thanks for that! Are there any other experiences regarding this? Anyone who regrets having built without a tender and the architect's supervision? Anyone who did it and, in hindsight, would have preferred not to?

We are very glad that we commissioned the tendering and construction management from the architect. Neighbors in the construction area do everything themselves and thus have a lot of stress and additionally problems finding anyone at all for some trades.

Give me prices, please. Just out of interest! Something comparable. Screed / m2, interior plaster, masonry - type and price per m2, etc. I would really appreciate it!

The issue of "finding anyone at all" is not so bad in our area (our architect said yesterday that it has even happened again recently that craftsmen approach him asking for jobs) – but the stress with the tenders is certainly not to be underestimated. Thanks for your feedback!
