Oh sorry, I didn’t subtract the land portion :oops::rolleyes:

If I subtract the land, we have additional construction costs + outdoor facilities of about 70k.

So then a price per square meter of about 2440€.

Although we will probably have to add a bit more for the outdoor facilities.. We will probably end up at around 25xx per square meter in the end.

But of course, I can only report that once it is done and has to be paid.



We considered that during the kitchen/utility room planning and it will be done by the kitchen studio.

Are earthworks really ancillary construction costs? I rather count them as part of the house price.

We come in Brandenburg at:
- KFW 55 bungalow with 138 sqm + 12 sqm covered terrace + increase to 3m shell height.
- brine-water heat pump (horizontal collector loops) + tempering
- controlled residential ventilation with enthalpy heat exchanger
- fireplace
- electric shutters with central switch
- photovoltaic system with 13.29 kWp
- a few more upgrades.
at about €2,800 / sqm. Contract is about 1.5 years old. Prices apply until the end of construction.

Thanks for the clarification: If I now simply replace 25xx with 2580, then you have €600/m2 for the ancillary building costs or €600/m2 * 153m2 = €91,800 ancillary building costs. With a construction contract of €300k, that is just under 30% of the contract sum as ancillary costs, so the rule of thumb that a builder told me about 4 years ago still seems to hold true. :)

It depends on what earthworks are described as in your construction contract. For us, that was only a fraction of the actual costs.

It depends on the construction company. Prefabricated house builders, for example, usually expect those to be done entirely by the client. Others assume a perfectly level plot and include removing 30cm of topsoil. My general contractor includes quite a bit and also handles the wastewater connections and cistern. When comparing square meter prices, you should reduce it to the house + foundation slab/basement and count the rest separately. That is relatively comparable across different houses. Earthworks, soil disposal, and connections depend heavily on the plot and the positioning of the house. With outdoor facilities, there is also the matter of taste. If desired, you can sink tens of thousands into the garden even on a perfectly level plot.
