What have I done myself? Rather little, only: Laying the electrical wiring for the garden lighting (inspection and connection in the fuse box of course by an electrician) and installation of the irrigation system. What is also often forgotten are the costs for planting; at some point after moving in in 2017, I stopped keeping track, but at least a mid four-figure amount has accumulated so far. Oh yes, I also created the goldfish pond myself and my wife took care of the wooden cover for the retaining wall towards the neighbor. Together we also built the garden shed and last year we constructed a second 20sqm WPC terrace on our own following YouTube tutorials. (The main terrace of 30sqm with stone slabs was of course done by professionals) Because of the slope of the land, we needed many retaining walls and terracing, which of course really costs a lot of money. That’s why we eventually gave up on the garage. Maybe there will be a carport someday, but that is not a priority. Our plot size is just over 500m2... The masonry basement will then be coated on the outside with a tar waterproofing and thus become a "black" tank: Do you have a soil report that supports this approach? For clay soil, for example, such a construction would be rather unsuitable.

A soil survey not directly, we saved ourselves that because in the new development area only friends/acquaintances are building, so the soil conditions are known. Everyone has a black tank. That should be fine. A white tank would basically be preferable for me, but we are refraining from it for cost reasons. Regarding the planting: Yeah, well… such a house naturally always brings costs with it, ongoing… those are rather things that you cover little by little with ongoing income…

With your planned installment of €1300, you are below 30% of your net income of €4500. That is already reasonable, but you will still have additional costs of at least €300 per month in the new house.

I think that your cost estimate is a bit too optimistic or the assessment of your own work is a bit too high. A house on a hillside of that size quickly comes to 500k (even without a garage in the basement). We have a very similar size and just the materials for the painting work and the flooring each cost us about 10k four years ago..... Not to mention the costs for the tiler :rolleyes: Can you store the excavation on the property or "with friends and acquaintances"? Otherwise, you have to pay for hauling and landfill costs; the landfill may also require a soil analysis, which is more expensive than the "soil report" that you currently do not want. Having the work done by "friendly" contractors may bring you short-term price advantages, but allow me to ask a question: What happens if something goes wrong? Do you then have contractually regulated claims?

First of all, you should eat better/higher quality. You have about €5 per person per day available. That's very little.

I think it's desirable to start with the house so early, but it will be tight with the children. Besides, I would do it without a wedding/contract.

Not everything we plan is included in the own contributions yet. The brother (electrical engineer) is doing the electrical work. The inner doors and floor coverings are done by Dad, who is a trained carpenter. We also want to do the drywall work ourselves, as well as the painting. There is quite a bit of potential for own contributions, which of course does not change the material prices. The estimate still has to be turned into a detailed calculation for the bank anyway, where I will question everything very thoroughly again. No contractual claims, but the trust in the guys is already great. Several houses in the said new development area are on their account, everything went perfectly.
