Can you still briefly explain to me where the aforementioned 700 euros have gone in your calculation? Or did I overlook something? I want to be able to understand your reasoning, if you are so kind and take the trouble :-)

All good :) Yeah, I also often eat lunch at the office, but I don't really break it down in detail. My stated values are probably "approximate values" ;-) and the reason why I can't list everything in detail. Overall, as mentioned, it fits. We certainly don't buy only organic, but we're definitely not part of the cheap meat crowd. I just wanted to briefly express that.

We once also planned to do the painting work ourselves. After two rooms in the basement, it became clear that our own execution was not professional enough for us to live with it permanently in the living areas. So quickly hired a painter for 8k. Either you have these reserves or you just live in a house that is unfinished in important respects.

Wasn't it just 10k for the painting materials? :-D

Basically, only the bedrooms are wallpapered. The rest is plastered. In the basement and garage, a simple rolled plaster will be applied to the wall as DIY. Painting won't be the problem.

Hello,

we have a few square meters more than you and have done just as much ourselves or through friends as you plan to do. We planned everything after the land with a loan of 470k.
We are still missing the garden, house entrance, terrace, and driveway as well as furniture and other small stuff.

We will probably just manage with the 470k.
But we live in the greater Munich area and, for example, plastering cost twice as much as the internet claimed, so it could be significantly cheaper for you.

Your 15k for exterior work will probably not even cover the materials for us. We have already paid 7k for excavation and frost protection gravel.
Now we still need gravel, slabs, curbstones, plants...

In addition, you have the slope. The costs for exterior work in hillside construction areas here were 100k for some! But of course you can also leave the garden sloped or create a huge embankment instead of a retaining wall or build something yourself, so the cost range here is large.

In your place, I would forgo a lot of luxury and keep it simple, then it should work. Also, I would definitely take out a significantly larger loan. If it really turns out to be too much, then you can just do the full extra repayment for 2 years in a row.
