I find from the descriptions in the first post about the finances that it all seems quite solid. Besides the buffer, you have also planned something for furniture, etc., which could be moved to other places in the worst case. The property is already paid for.

The step into property ownership and financing initially feels very overwhelming, but ultimately they are just contracts on paper. Of course, these are large sums, but they are backed by an equally large value; otherwise, a bank wouldn't finance it.

You won’t be chained afterward, you are not tied to the house, or to each other. I’m more of the brave type. It makes sense to think in advance about what you would do in case of a separation. Ideally, everything is split 50/50 between the partners, and if one of you has to break out of the peaceful harmony, then you just have to see if one wants/can keep the house and buy the other out, or you sell the bunker. Real estate is currently not the worst investment.

And when you sit at 65 on the porch of your paid-off little house on your paid-off dream property, then remember us and this thread, toast with your drinks, and grin. :)

But that often doesn’t work with general contractors, because you don’t get individual prices, only an overall price. For earthworks we have to pay about €3,000 extra, because contrary to the soil report, 50cm has to be dug and more gravel is used.

Didn’t you get a payment schedule? It lists the individual prices.

Percentage deductions, yes. But do you know for sure whether the general contractor doesn’t finance upfront and charge a bit more at the beginning? It hardly says anything...

We received a detailed payment schedule with the exact amount per trade. We would have or have received this amount waived if we removed a trade.

Yes, I also do not have an individual price for the earthworks and try to extract it as best as possible in such comparisons. Nevertheless, I believe that apples should be compared with apples whenever possible.
