Thank you for the info, I must admit I haven't given it any thought until now. The topic probably wouldn't have been overlooked, but it is not included in my cost breakdown, even though I think the amount will probably tend to end up in the three-digit euro range?

Yes, it should stay within reasonable limits.
Normally not four-digit.

More in the lower three-digit range, depending on the number of hours at the BG.
As well as possibly own insurance (but I don't know the exact costs).

I would think about whether all the sacrifice, the massive personal effort, and the associated stress are all worth it? I am referring to [KFW], especially [40plus]...

A good point, until a few days ago we would have agreed here as well and would have tended to approach the project as a KFW 55 house (possibly not even KFW 55).

Due to the now increased funding (€30,000 repayment grant as well as 35% BAFA on the heating system), the whole thing is now almost a zero-sum game in terms of effort.

Not to be underestimated are then the savings regarding ongoing costs, which give us even more leeway in running costs but have not yet been considered as such in the household budget. For electricity and heating, we have currently calculated €250 per month here; in a KFW 40+ house, we expect a maximum of €100 per month in this regard.

The increase in funding was primarily for KFW55. Hardly anything has changed for the 40 and 40+ steps. Saving 150 € per month by moving from 55 to 40+ is total nonsense!

Nope. 15,000€ have become 30,000€ with KFW 40+. Anyone building worse than KFW 40 (26,000€) now has a screw loose - or definitely wants to build monolithically, which will probably be difficult or thick.



From existing buildings to new construction, easily.



Think about that carefully again. You basically have 100% financing. With the 80,000€ you can significantly reduce your loan-to-value ratio and get much better conditions from the bank.
