I do not want to accuse the OP of anything, but a managerial position and a lot of personal effort in house construction somehow do not fit together for me either. The executives in "my" company all work 50 hours per week or more (and yes, the company is bound by a collective agreement).

Otherwise, for me, everything has really been said here, the volume currently does not match the income. Of course, that can change in the future, but that is a gamble the OP has to take. Maybe it will pay off, maybe not...

I find it just manageable without children right now. If it is supposed to be comfortable, you are absolutely dependent on the bonus. If there are children and the woman works part-time, it becomes uncomfortable. If the bonus is lost, it will also be tight. Furthermore, you are in a very early planning stage. It is foreseeable that an additional 20-30k in costs will come. Ask around here who has stuck to the price of their first offers. In addition, your demands do not seem to be low at all. 25k for a Team7 kitchen is quickly spent. If you want it that way, you have to massively change your lifestyle. Whether it is worth it? You have to decide yourself. Nothing must go wrong with you. Neither in the construction itself nor later.

It's already annoying when you have to rely on a raise and downscale your lifestyle. Because of a house? Not smart!

And 1900 euros per m2 is just unrealistic, at best you'll get a cardboard box put up. Is that really your goal and will you be satisfied with that?

Where is the buffer, what about the garden? Every item will cost more, you need at least a 50,000 buffer even with turnkey! Electrical, plumbing, heating, ventilation, gadgets, window upgrades.

I revise my statement from the beginning. I say you can carry out the project like this, but the cuts are massive and the final result highly questionable.

Do you have anyone in the family who could help with a loan of 50k? That would ease the situation a bit.

I see a loan of around 400 - 450k as more appropriate. So the claims might possibly have to be reduced a bit.

The financing options here have not yet been commented on: 10Y, 15Y. -> I actually find that too short in your situation because otherwise you bring a considerable interest rate risk with the high remaining debt on board.

HelpHelp when you have no arguments you first assume something and then leave the thread. Or simply surprised that 5,200 net is 137,000 gross?

Of course, the thoughts are still somewhat naive and of course it will be 20,000-30,000 euros more expensive than currently planned, but we all went through these stages when building the house. Also, no one has to have a garden laid out for 20,000 euros immediately. That can also grow over time. I just assume that the original poster will manage to save several tens of thousands of euros as additional equity in the approximately 2 years until the house is completed. I think 50,000 euros is no problem. We ourselves have now set aside an additional 25,000 in one year to be able to pay for unforeseen expenses, buffer, and furnishing. Even after the construction and with a burden of about 1,700 euros, I still see enough saving potential with you. However, we also paid 2,250 euros per sqm for our house in BW. 1,900 also seems cheap to me.
