Hello dear forum community,

we want to build for the 2nd time. The 1st time we built 175 sqm 5 years ago. Now we are moving and want to start the adventure again.

We have already seen some variants and have decided on this design. We are a family of 6. Now we would like to hear what others think about it because after changing and going back and forth 10 times, you don’t see many things anymore yourself. In this design, the windows are also not quite how we want them yet and are currently being revised graphically, but overall it fits quite well.

It should be KFW 55, with an air-water heat pump (geothermal is not possible due to water protection area and there is no gas supply in the construction area), plus photovoltaics with storage, central ventilation system, and possibly a water-guided fireplace (wood or pellet).

I also noticed the floor-to-ceiling windows on the upper floor. No child has the possibility to place a 1.20m or 1.40m bed. I would consider whether they all really need to be there, or if some could be completely removed or replaced by a normal window.

I would also find the wall between the dining and living areas disturbing. Especially if a fireplace is going to be added there.

The cloakroom area itself could also become a bit tight if 6 people come home at the same time and want to get rid of their jackets and shoes.

Otherwise, I find the floor plan quite usable.

Hello,

- so bedroom is correct, great idea!
- fireplace is correct, the flue pipe goes through the suspended ceiling to the chimney
- stairs have 16 steps
- yes, the laundry chute should be accessible from the hallway and land in a basket on the appliances or these come on the right wall
- the storage room is actually the technical room, just wrongly named, sorry forgot to change it
- upstairs in the hallway we would prefer a window but it’s difficult with all the rooms, we think not all doors are always closed and light also comes from above through the stairs to the attic with the roof window
- we agree on the shower, it should be longer like 100*120
- floor-to-ceiling window in the dressing room should bring light also to the hallway, it’s true that there is less space for furniture as a result, considering a half-height window
- the problem with the windows on the south side is the required energy efficiency, now we have it like that too and the children love it because of the sun and playing right in front of it
- we thought a lot about the utility room, wanted space near the secondary entrance door, space for an ironing board by the washing machine without extra room but separated from the utility room

What about building services in the utility room?

Energy efficiency - Why then the small gun slits in the living room? But floor-to-ceiling windows in the north rooms?

The chimney shaft is to remain, but the fireplace should be on the partition wall and then 2 to 3 meters of pipe in the suspension to the shaft? Is that allowed for the wood stove?

The staircase is marked with 15 risers in the floor plan. However, 306 cm floor height / 16 = 19.1 risers, and 306/15 = 20.4. In any case, this must be checked and you should also test a staircase with only 24 cm tread depth.

Hello Manu,

So the wardrobe is mostly intended for the guests and a few of our things since we will often go through the garage because of the car or the children's bikes after school.

The wall between the dining and living room is supposed to provide some spatial separation without completely closing it off and offer the possibility to place the TV. The fireplace is also our problem child, so probably the back of the TV partition wall to have space on the left and right.

I have attached a picture of the changes made to the windows. They still have to be drawn.

Where are you going to change? Yvonne asks. In front of the floor-to-ceiling window? At least I would change this window... I don't like the exterior views with the window arrangements, for example also the one from the dressing room. For your room program, I also think the house is okay, I would also make the access to the bathroom at the front like the bedroom.
