As many have already written here, I can also warn from my own experience against going to the architect with finished plans. We also have a hillside property and had considered several plan variants beforehand about how we could imagine our dream house, but nowhere near as detailed as the OP. We took none of that to the architect – I think fortunately. Our architect took two to three months for the design, and it was quite different from our considerations, but so brilliant that we changed nothing except minor details, and now the building application is being prepared.

In my opinion, saving on the design for a hillside property is one of the biggest mistakes you can make when building (I think saving on the architect at all is wrong).

Didn’t expect to spark a discussion about the architect profession here...

The fact is, we are at the very beginning of our planning, the architect will be involved, and the floor plan is far from final.
This was simply the implementation of our wishes and ideas. I can understand that many things cause irritation or rejection, it’s not run-of-the-mill but "special".
I created the plans in such detail because I simply enjoy it; the architect of our choice will get at most a rough floor plan as a planning basis.
But I’ve already achieved one thing: it’s being discussed...

One more thing I want to say, I don’t know if this was misunderstood or just misinterpreted, the 800k€ is the budget we have available without overstretching ourselves financially (equity and partial financing). That means ideas like wrap-around balconies, garden access from all rooms, etc. are also not affordable for us; our budget is limited, too.


True, currently there is really only a verbal agreement – without value.
The final decision will be made by the municipal council when we officially apply for the conversion.
Our advantage is that for years it was neglected to create development plans and to develop new building land; we are not the first to receive a permit in the so-called "fringe area." Our advantage is that we own the farmland and our desired building land adjoins the existing edge development. In the outer area, we would hardly have a chance.

The roof as such, rather not, but we really like the indirect lighting through the north-facing windows. Honestly, the open south view is always favored, but in summer all the shutters are closed during the day because of the heat, and in winter the sun is so low that you work with shading again, actually pointless, right?

- Now I have to ask again, what do you mean by saying we don't value the property and the connection between house and garden - the large terrace integrates the main living area of the house into the outdoor space, doesn't it?
- The office room really came about because we don't need the ceiling height in the bathroom; if that is lost due to a different roof shape, no problem - it is not really needed.
- There should be a built-in wardrobe, that's just complaining on a high level, right?
- Where is the privacy disturbed, we are two people and have no public influx of visitors, plus a proper property around...
- Actually, it's mainly about the sauna session, relaxation room, pool bar, and nice attendants we get when we go to the spa.
- Embrasures for tanks - all windows are at least 1m wide, what is wrong here?

We did the same with our current house (also on a slope) because I also lacked the imagination of how to reconcile living space, garden, and slope, and I thought, "there are people who studied this for a reason."
I'm really glad we had a custom plan made from our sheet full of written wishes. What the architect conjured up in terms of layout and how advantageously the site can be used is really impressive. I couldn't have really imagined that—especially not how much material has to be excavated and stored afterwards. A slope is hard to imagine for a layperson.

One should never give architects or salespeople a floor plan. Even the proposals that are useless are not worthless. They help to show what you do not want.

Halfway capable architects need a room program, information about the style, etc. They can arrange rooms better.

By the way, the two floor plans I mentioned yesterday have galleries, have an open roof structure without the roof looking damaged from the outside due to an accident. Soundproofing is an issue, otherwise it echoes because of the room height.

That it echoes doesn't have to be the case (solution see , if I remember correctly: Lignotrend).
