Is north at the top of the site plan?

Then in my opinion the slope is towards NNW?

Is there a fixed point with the NN height on the property?

Because this is being discussed right now, we are both in perfect health and hope to stay that way. We want to take accessibility etc. into account from the very beginning. Nursing homes cost a lot of money, 4k€ per month is gone just like that, even mobile nursing services cost a lot, unfortunately we have had to experience that in our own family.

The 250m² refer to the total house area, divided into basement and ground floor. Currently, we would be at just under 340m² – so way too big. It’s about determining a reasonable value that the planner can work with. If we assume the planned budget and 3k€/m², we would be right on target, plus 50k€ for the outdoor area. Ancillary building costs not included.

Why is the house being sold then? There is also family who might want to live there – moreover, nursing homes should always be the absolute last option when nothing else works.

I don’t want to post photos here at the moment, as long as the basics haven’t been established, one shouldn’t wake sleeping dogs. But I did include a Maps image in the initial post, there you can at least see the building plot. Regarding the view: To the east, a view into the distance, no buildings, only fields and greenland. To the south, a view of fields and greenland, with forested areas on the horizon, no buildings. To the west and north, a view of the neighboring buildings and over the village.

I know several families where the Polish caregiver moved into the granny flat. Those families certainly wouldn’t do that if it weren’t worth it. However, as always, nothing can be generalized. It surely also depends on the degree of care dependency and also on what you can still get for the house. And with light care needs or if only one person needs help, maybe not everyone wants to go to a home right away.

For 2x nursing home you get house maintenance + caregiver.
800k in the account and for that a little room, common rooms and meal plan. Not everyone who needs care just lies in bed waiting for the end.
