Under the best conditions, you get about 2.3% interest on 300k€ with a 20-year fixed interest rate and 2% repayment. That makes a rate of about 1100€ + 400€ incidental costs, so the burden is 1500€ per month. And please don’t come at me now with 1% repayment or 10 years fixed interest.

The remaining debt after 20 years is about 150k€.

To my knowledge, the bank calculates with flat-rate living expenses. For us, it was 1400€ with 2 children. With one 1200€.

So it could be that the bank already rejects. If the 2800€ is correct.

We will also be building in Hessen this year. We got a fully developed plot of land for €24,500 (a little over 700sqm), so already significantly cheaper than with you, and apart from a different heating system and a few so "small things" like floor-to-ceiling showers, we are taking the standard. Nevertheless, our 150sqm house (+ almost 20sqm usable space) including the plot and additional costs will come to about €350k. The outdoor area will only be finished if the included buffers are not needed. Otherwise, only the essentials will be done outside. Financially, it is like this for us: my husband currently has a salary similar to yours and I am not working (because of our daughter) but will start working in the summer. Just as a comparison. Without a second income in the near future, I wouldn’t take on the whole thing, because you will probably hardly manage everything with €300k.

In the breakdown, I am missing, for example, the driveway and parking space. Usually, you also want to pave those. Even if you do it yourself, the materials have to be purchased. Carport/garage? Rainwater infiltration? Terrace? Entrance platform? There are simply many points that you don't see at first glance.

As far as I know, the Glatthaarkeller are bare, so without stairs for example. There would then be a technical completion -> too expensive!



Don’t underestimate the development costs.
We paid almost €30,000 in the new development area. But that is only a share of over 60 units...



Ok, I took the trouble since I had a house calculated by Danwood 6 years ago.
First the slab is added, €15-20,000
Transport of the house from Poland to you
€5-10,000
Kindly, Danwood provides the construction service description, so you know that they only use plastic gutters and you can’t count on extras.

Now here:

Danwood used to include floor coverings, they save on that now.

Ok, you do it yourself, but it costs on 100 sqm, €20 per sqm
€5,000

Then:


You have to do the plastering yourself (nonsense work, but can be done yourself) wallpapering and painting... costs the annual vacation and some massages afterwards
€3,000? I have no idea what fleece costs.
Fleece or woodchip wallpaper should/must be used as otherwise you will have a lot of trouble with cracks.

I can’t upload anything more now, so just like this:

Distribution fuse box is by you, so on your side. Definitely more sockets, then LAN and SAT, you’re at about €6-8,000.

Heating: You will get radiators as well as a 150L storage tank.
Underfloor heating is mandatory at that size since you will block the radiators with furniture. Radiators are also actually no longer state-of-the-art.
I find the storage tank too small for more than 2 people.
Maybe you get by with €6-10,000?

The amounts are all somewhat estimated. Danwood will clarify these costs for you. They were very nice with me back then, without hunting for signatures,

Added to that are paving of the yard and terrace and the splash guard around the house is mandatory. Porch in front of the entrance.
€10,000.

On top: Shower enclosures, washbasin cabinets, kitchen... total
€9,000

€40,000 as incidental building costs are good. That would also cover rainwater... You can add it all up yourself.

I looked again: Danwood still builds turnkey including floor coverings and painting work. I didn't check the electrical work now, but probably also by the builder, so by the client. The Danwood-family houses are "not-quite-finished" houses!

Very helpful, since you are well versed in the subject matter danwood. So, painting and plastering, especially plastering, is really hard work. Not exactly easy either if it is supposed to turn out well.
