By "prefabricated house," you don't happen to mean Rötzer Ziegel Element Haus, do you?
Their offer, upon closer inspection in our case, turned out not to be optimal for us and in the end not cheaper than that of the local solid builder. However, there were restrictions regarding buildability, e.g., always "wall on wall" between the ground floor and upper floor, which led to unfavorable shifts in the desired floor plan on the upper floor. There was also constant pressure to sign from the very first appointment, without being sure whether the desired house was buildable at all.
