Realistic purchase of land and new construction of a single-family house & how to finance it?

... I actually don't know what it brings to discuss one's financial situation on hausbau-forum.de, but I would like to say something about it here.

A loan of half a million euros is quite a sum! In times of higher loan interest rates (> 4 %), the project would already be dead - but that is not the case now.

In short: I would do it in your place. In the worst-case scenario, both parents would have to work full-time. Even if you were unable to work, your wife would relatively easily get a job with an above-average salary (... it's the same for us).

Cost reduction => reduce living space or cheaper plot of land or no basement or "only" energy saving ordinance standard

True, 500K is already a lot and you are right, at 4% interest it would be dead, but then the plots would also be cheaper and construction prices here would be 20% lower.... a vicious circle.
The next crisis, I dare say a "super crisis" will come and then many will be forced out of their financings and the houses will have to be sold (if short-time work is announced or you lose your job). Then it will also be cheaper again.... only when that will be... if only we knew...

Now to my last question: I would be grateful for tips regarding taking out a loan or the process!

If you want to finance the land first, you can do it through a variable loan or a short fixed interest period. If you finance the land with a loan with a longer term and fixed interest period, you are tied to that bank and must accept their conditions.

Regarding your [Bausparvertrag]: Maybe you should consult an independent financing broker/agent. They can advise you independently and also take such things ([Bausparvertrag]) into account.

we are currently building a semi-detached house in the east of Munich with approx. 235 m² of living/usable space.

The price for the plot was similar to yours. The price for the house, including all extras (without fireplace and kitchen) as of today is approx. €395,000.

Take out a loan with a variable loan for the property. As far as I know, this is only available from DSL-Bank at reasonable conditions. They are then initially listed in the land register in first priority. Your "big" loan will then later repay the DSL loan, and the DSL disappears from the land register. We did it like this 2 months ago. It went smoothly.
