It’s just that 2000€ per m² is a good initial indicator.
My opinion: Better if this is rather on the upper end of a scale than the other way around.
It can always get cheaper.
Many prefab house providers operate according to the opposite scheme.
A cheap, quite bare house price at the lower end of the scale.
It is a flat rate with many influencing factors that can cause extreme deviations in individual cases, both upwards and downwards.
Point A) What is included in the 2000€? This is already shown by this discussion.
As a rule, we calculate without ancillary construction costs.
If you calculate only the bare house, then it is certainly cheaper.
Point b) What is average standard?
One considers controlled residential ventilation standard, another considers it absolute luxury.
My opinion: The 2000€ are in the middle to already upscale standard.
Of course, a simple standard is cheaper then.
Point c) Regionality: The north-south gradient
and so on
House shape, construction type
It is difficult to represent all this in a lump sum value and in individual cases also totally wrong.
It’s like with cars:
A typical standard car is e.g. the VW Golf.
It is not cheap with extras either.
At Dacia there is also a car with 4 wheels.
With about 1550 Euro/sqm + walls, floor coverings, putty work
It’s now also not a bargain.
In the end, are you still so far from 2,000 euros, with the putty work and more electrical installations, etc. included to have adjusted for all the construction-side costs?
