- Is a hillside location really that expensive? It depends! Definitely more expensive than a flat plot. I have a slope of 3m over 22m and pay on top just for the slope 30k€. Of course, you can also do everything cheaply. But no one will do it for free either.
- Developed plot? Yes, it makes it better to calculate but not down to the euro. You still need all the incidental building costs listed here in the forum! But it doesn't always have to be 40k€. Maybe 30k€ is enough.

Where do your numbers come from?

What does a fully developed plot in your desired size cost where you are?

It is simply more expensive than flat land. a) Earthworks are required to a greater extent and must be paid for. b) depending on the steepness, embankment is just as expensive as building with a basement/cellar. However, neither option fits your budget. In terms of planning, it is better if no one can tell you the exact development costs for an undeveloped plot down to the last cent. That can be sufficient for a small house. That is 190k for the house including sampling (I do not understand why the foundation slab is listed separately). If you are building around 2020, I consider that unrealistic. The cost driver is simply the construction boom combined with a shortage of skilled workers. Everything here has become (much) more expensive than it was ten years ago. If you get numbers from acquaintances who "back then" could easily build for a similar price: You can forget that today. Unfortunately, that's how it is.

One more thing: Our advice naturally depends on how much % you want/have to finance. Saying that financing should not be a topic here is, in terms of your goal to get suitable advice here, counterproductive.

Another issue is the flexibility of income upwards. So you have the 2800 net if your wife is currently not engaged in paid work. That could possibly change in the future, which would mean your situation would be different (and thus also our advice)?

It might possibly be worthwhile to rent for another two years and then approach the house-building topic with a double income. But we can only advise you that if we know it, otherwise we can only guess.

If the existing equity is only enough for the interior fittings, then the topic of financing/income in connection with the house construction does indeed play a role.

But one can only point it out. It’s not my life after all.

Have you ever dealt with the rate at 2-3% repayment? On top of the rate, there are still 400€ ancillary costs.

What about existing properties?

I don't see 300k with 2.8k being financed with hardly any equity.
The banks apply standard amounts for living expenses.
For a family with children, there isn’t much room left for the installment.
