Complete house purchase for the small budget

This will be a really hot mess. As others have already said.
There will certainly be banks that will finance it.

Maybe just to give a rough idea, we have about €5600 net and I even feel uneasy with a €350,000 loan.

My advice, do yourselves a favor and don’t do it. Make your rental apartment nice and go on vacation more often.

You won’t be happy with life anymore when that thing starts rattling. Sorry for the harsh words.

We arrived well in SH with 300 all inclusive at a land price of 71 with everything. We ended up rather at 285. But: the house is small: 133 sqm footprint, 108 sqm living space. The house has no basement, but garage and shed. The house has few extras. For example, no roller shutters. And: this was in 2017 and in SH. So you will certainly have to make compromises on the wish list in HE, but in my opinion it is still doable. There will be no basement, only a carport, it will be a gas heating system and no ventilation system, the windows will be white, the front door made of plastic, you will probably have to lay out the garden without a garden landscaper using undeclared workers, etc. pp. K.

You can't get a house with land all in for 300k in Hessen

and just as well you can't finance it with 2,800 net with a dual income.

More than half of the burden goes to the house.

But you don’t earn 2800€ Karsten and you went into this with solid equity. You also are and should rightly be proud of the great total price! But if he starts in 2020, I don’t see his stated amount.

120 sqm of living space is desired. This is to be 100% financed with €2800 net income.

If he starts in 2020, even in the cheap version €220,000 just for the house is hardly undercuttable. That does not include any furniture, not a bit of outdoor facilities, not paving in front of the carport (which is also not free), no land, no development costs, no additional costs. No buffer either.

Not feasible with a budget of €300,000. Although even the €300k with interest, repayment and additional costs for the home consume 50% of the income. Minus reserves, you then live very modestly with €1000 or less per month, but with your own home? What if a child should come?

Sorry, but I can only advise against it, like others here. This can very likely be the path to financial ruin. And especially with a small income, investing money so poorly as in owner-occupied single-family homes (purely economically considered) is a no-go.

So this should consciously not be about financing. It's very kind of you to help here and point out the dangers. On one hand, we have children, on the other hand, my wife is currently not working. If we really build, we will probably also contribute equity, as we will likely be financially supported then.

But let's get back to the actual topic. We are considering plots of land from the municipality of Wald-Michelbach. Linking is not allowed, but maybe someone could take the trouble to have a look. Is hillside location that expensive? Would a developed plot make sense to better plan the costs? Is 40,000 for incidental building costs too little?

With 200k, I actually imagine the calculation as follows: House including selection with normal gas heating 155k Roller shutters and other equipment 15k Floor slab 20k

Where exactly are the extreme additional costs?
