Hello,
we have a building plot and everything is still possible.
But wishes and ideas are of course present.

As different as we humans are, we all build our houses differently...
I am interested in how you would solve it if you basically had two sides, namely the east and south sides, facing greenery: and on the south side there is a tree population and planting regulation...
And you would like to be part of this garden...

Here are the facts as proposed by the moderation listed:

Size of the plot 1159 sqm
No slope, just a small slope along the ditch, but anyway on the building boundary. With tree population and planting according to the development plan on the long side, where a tree already stands. Building boundary long side 6 meters. Rest 3 meters

Floor area ratio I only know the % value right now: 60% may be built.

Floor space index I don’t know right now, in any case ridge height 12 meters. And surrounding buildings are 1.5 stories and bungalows planned. There are almost no restrictions anyway.

Number of floors 1 (1.5 we could also imagine)

2 neighbors.
One on the north side and one on the west side, but only a small part.
The rest of the west side is the driveway.

Requirements of the builders

We have no style direction, for us it is important that we have found a nice building plot in this location at all and rather orient ourselves towards: a reasonable budget, finding a suitable rate and being able to live well in the long term.

4-person household, visitors 3-5 (at a time) at least 4 weekends per year... caravan available and gladly used by us as an alternative bedroom.
Office and workroom very advantageous for us technology and handicraft enthusiasts.
Sufficient on small space.

Living area could also be open up to the roof... Or with ceiling like other rooms. But no exact idea... The statics should be feasible, but it is not yet decided what budget we are willing to spend for it...

Whether conservative or modern... I would say a healthy combination. In any case with
open kitchen, small cooking island (not a must) but reasonable storage space in the kitchen. As a mom I want to be part of the hustle and bustle but I can’t and don’t want to imagine a separate kitchen anymore.

Basement not necessarily required.
Double garage planned. Carport maybe.

Number of dining seats: 6 definitely, 8 would be great.
Fireplace is planned.

Wishes/special features/daily routine, gladly also reasons why this or that should or should not be:
1. Room layout:
Bedroom on the long side, because green quiet side. And kitchen and living room should basically become part of the garden.
Kitchen has morning sun and evening sun.
Entrance at the front, because we have decided that an entrance on the side to the neighbor, e.g.: getting out of the car around the corner, behind ... is too far away for us... or the front to the street would only have a window from the utility room...

Terrace location still open. Probably there will be two... Evening sun comes around again.


House design
Who is the planner:

Idea from the internet, self-created adjusted plan.
Windows on the south side all planned floor-to-ceiling. And two terrace doors. One to the east side and one to the south side from the dining room. Window at the kitchen sink with lower light. Another kitchen window also floor-to-ceiling.
Remaining rooms (bathroom, guest WC, office, utility room "standard height".
Oh and the kitchen island is probably still drawn too big here. In fact, there would be 1 meter on the sides and 1.5 to the kitchen unit.


What do you especially like? Why? Bedroom on quiet side, without neighbor.
Kitchen and living room basically part of the garden, also complete corner without neighbors, into the green.

What do you not like? Why? Utility room too far from kitchen, but still the best solution... And my plan is to accommodate as much as possible in the kitchen.

Price estimate, somehow something between 150 and 220 T (without garage and without "outdoor facilities")

Preferred heating technology: not yet determined, currently dealing with the topic air heat pump.

I could perhaps do without second terrace door? And kitchen plan, I am still "open"

I see you giving up far, far more than just a second patio door.


I consider that a rumor. "0.6" I find plausible rurally as a floor space index, but hardly as a site coverage ratio. Could the statement "60%" possibly refer to the fact that 40% of the plot is excluded from building (because of proximity to a highway or power line or the like)?

The floor plan seems to me extremely inspired by railway carriages. The ratio of envelope surface to floor area is very unfavorable here.

Without garage, outdoor facilities, and incidental construction costs, one should realistically expect between 250,000 and 300,000.
