Bungalow floor plan 160-170 sqm with basement

Hello everyone,

now it's finally time for us too.. the plot is signed...
We want to build with an architect and have certain ideas about what we like and what we don't...
We definitely want to give the architect the opportunity to apply his expertise regarding the floor plans.. Maybe he can convince us...

But if not, we are currently (almost) quite happy with this self-drawn floor plan.....

Some key data...
Plot: 660 sqm, floor area ratio 0.4, no slope approx. 26mx25
longest building side allowed max. 15m
Angle bungalow with covered terrace... (south-west side)
We want to build with a basement. This should have daylight windows behind the garage on the east side.. So 2-3 living rooms should also be created there..
(playroom, hobby room, etc... later also for the kids or grandparents, if necessary)
The roof will not be converted.. 20-22° pitch hip roof... for optical reasons
That a basement is more expensive than a second floor.. etc.. is known... budget is approx. 650-700K...
Utility room, laundry room, sauna, etc.. everything finds space in the basement.. there is enough room.. :)

Now to the floor plan:
We like an open design with a large entrance area.

What we like about this floor plan:
Children's area separated from parents
Transition from garage with access to storage room, basement
Access from kitchen and living room to the terrace possible.
Master bedroom with direct view into the garden southeast. (In summer the shutters are closed..)
Children's rooms with windows to the west side, (slight south) direction.

Open questions...
Children's rooms about 3m too narrow?
Living room about 4.5m too narrow?
Angle at the terrace is about 3m deep.. here you could still play around to widen the children's rooms
My wife doesn't like the fact that the kitchen can be seen directly from the entrance area...
(I find it better kitchen than sofa).. What do you think better/worse?

Kitchen window on the south side possibly too much sun... Maybe an additional awning if needed.
I can't get a second WC any other way, otherwise the children's rooms would be even smaller... So it will become the parents' WC

A door between the entrance area and living area as a windbreak or unnecessary?.. (Underfloor heating)
(Possibly a hidden interior door, although I am unsure.. what happens if it breaks?

Floor area ratio will be tight... 15x15 = 225 + garage + driveway.. Maybe we have to reduce the width a bit..
660x0.4 = 264

I have already seen many floor plans here... The wishes have to align with sense somewhere....
I am very curious about the expert opinions....
Trash or usable?

First of all, I would think about the property: what is nice, what is not? Where do I want to look, are there nice views? Shaded or not – how, when, and where does the light fall? These questions can only be clarified on site. And only based on that would I depend the building volume. Sealing a relatively large area on a relatively small plot (bungalow, double garage, driveway), especially with a basement, does not seem optimal to me. When it comes to barrier-free living in old age, there are other solutions, or not all rooms (160+ sqm!!!) have to be on the ground floor. You can do it smarter with the budget. You can already tell from your questions where the pain points are. The cause is huge circulation areas (dark hallway, entrance hall, strange spiral staircase) and dead space between living and dining (moreover – your wife is right – uncomfortable because of the adjacent entrance hall). If all that is eliminated, you suddenly have significantly more usable space. And if you then move away from the bungalow with basement dogma, there are many, many more possibilities. We don’t even need to ask questions like "where is actually the wardrobe and the pantry."

First of all, thank you for your opinion.

Of course, we have already thought a lot about the conditions on site.
In the current new development areas with about 450 sqm of space, house to house, the topic of views can hardly be considered anymore...
We are lucky here... Behind our terrace + garden is a small meadow with trees... so no directly adjacent neighbor.
It’s probably clear to everyone that building upwards instead of a large bungalow makes sense... Driving a golf instead of a Porsche too... But you only live once...

Regarding the causes you mentioned:
There is only a small hallway, which leads through a glass door to the stairwell/storage. The stairwell has a window... therefore, I hope for some daylight. Otherwise, no dark hallways. The program had no other staircases... but a spiral staircase is not planned.
The entrance hall has a lot of light from the living room and the wide entrance door with side windows. A large entrance area is optimal, especially with small children... with a bench for putting on shoes, etc.

I have to think about the point with the dead space... Thanks...
We still have to accommodate the pantry in the kitchen wall as well... :)

Why a bungalow with a basement, instead of rooms with daylight, which are cheaper? That makes no sense at all.
