Thermal insulation certificate according to WSchV 95: 81.81 kWh

I assume this relates to the existing property.
I haven't really read through the WSch95, but I suspect it concerns the annual heating energy demand Q_h (whether back then it was calculated with or without auxiliary energies for pumps etc.: no idea!).
Let's simply calculate:
200 sqm * 81.81 kWh/sqm/year = 16,362 kWh.
If you were heating with gas (0.06 ct/kWh): 982 euros/year + 180 meter fee.
But there was a pellet stove inside: pellets have about 4.8 kWh/kg. Let's say 5.
You need about 3.2 tons per year. Around 230 euros/ton = 736 euros/year. Efficiency of the stove unknown. Presumably everything including delivery and cleaning also amounts to about 1000 euros/year.
Nowadays something like this would be about half that for a new build, or less.
Still, the value is by no means bad. Let's say, compared to a new build you save 400 euros/year, that’s less than 40 euros a month. You don’t get a huge sum financed for that.
About the price: We tried to let you know that we consider the price for the property good, subject to structural inspection. From what you write, the house’s equipment is good, something comparable you wouldn’t get in a new build with your Plan-Budget, as mentioned. Renovated with a bit of sensitivity as the first step, in my view you won’t need 80k euros for renovation but maybe only 50k. If the condition is okay (get an expert on board), then this is certainly a good purchase from a distance.
