Renovating 100 sqm with a reasonable layout (basement, dormers) costs only half as much as 150 sqm new construction without a basement with a poor layout. Idea: conservatory, dormers, extension

I think about asbestos here the least. I see a major difficulty for your demolition request in the party wall. Moreover, I dare to doubt that a new building would be approved here that deviates in character from the other half - I even believe there is not even a chance for a different house profile.

The stone format used was apparently not yet familiar to the architect; he apparently still made mistakes thinking in the octameter system. According to my research, it was not common before 1952, but I rather estimate the house to be from 1960 +/- 2 years. The rafters have no collar beams, which also contributes to my overall impression. Architecturally, the house could have fit into the 40s or 50s, but I consider 1932 to be a rumor. Back then, some interior walls would have had different thicknesses; here, the new Reich format was apparently used in the masonry, and gypsum boards were used partially.

A likeable house, but very comprehensively in need of energy renovation; and also clearly not suitable for an owner who wants major changes to the layout. An (additional?) extension could be possible. My tendency is clear: take the appointment as an interesting experience that can’t hurt - but then move on.

What do you mean by cramped? The house accommodates four rooms on 100m² and two levels. The floor plan is straightforward. That today you would do it differently, more generously/open, does not justify the term "cramped." You could certainly make something out of it.

Full agreement. very limited, yes. Certainly pretty, hardly significantly different, only larger with an extension from the ground floor - but even that only up to the start of the setback! (so almost no).

Thanks, okay, I will simply ask what is possible there. An extension would only be worth it if it is of a good size.

The plot is so so good. It would be more than enough for one child... also for old age. For two children – phew. That’s why I’m thinking everything through mentally.

Thanks also for the detailed thoughts on the construction year/construction method.

And about the "built-in" issue, I have already relativized it. I mean in the sense of my idea.

So I’ll draw a conclusion: If you can accept it as it is, that would basically be okay. Changes are rather not possible.

And in terms of costs for such a core renovation, I was also initially thinking too high.

I hope not too extravagant. Not much to talk about, yes. You can reallocate the money immediately; the energy renovation won’t be cheap. It’s a charming property, but neither for beginners nor for those wanting to demolish.
