If the written development plan allows it, the garage or carport may also be built on the boundary.

You could then also move the house a little towards the northeast closer to the garage.

Okay, the position is really difficult for you. The idea of rotating the house 90 degrees (from 10x9m to 9x10m) was just an idea. If we leave the house facing south as in the drawing, we wouldn't rotate it anymore, but move it as far to the right as possible. The setback to the neighbors is always 3 meters in Bavaria? That also depends on the height of the house, correct? Then it really makes sense that there is only a garage/carport on the right (northeast) side of the house and the second parking space somewhere else.

Would that be a sensible solution regarding the garage and parking space or rather directly on top of each other if the building authority allows it? The dimensions are of course not to scale as they were quickly sketched.

The architect is trying, after consultation with the potential new landowner (right), to eliminate the corner in the east on the property so that there is a straight line. This might help with positioning.

Exactly, the dashed line is the building envelope after compliance with the distance requirements. The garage can be built on the boundary and the house can then be built directly adjacent to the garage.

That is exactly your problem. You are completely overestimating the area. Well, I don't feel like explaining it to you a hundred more times. Hopefully, when the correct dimensions are available, the awakening will come.

Between "this looks feasible" and "the dimensions are not correct there could be a causal connection Otherwise it would basically be acceptable to me. In my assessment, this concerns a plot of land that has just now been divided, where the two neighbors share the same developer commitment, so coordination through them is possible; and according to the aerial photo, it appears to be a rather moderate slope. I most see a 9 m deep and 11 m wide house being able to be built at the location marked on the site plan. I recommend to the OP once again to follow my link in post #7, as we have already gone through the whole story there. At the garage location from post #27, I would prefer a carport; otherwise, the plot would have a dirty corner next to the garage.
