I spoke with the first metalworker today. The initial cost estimate is between €25-30k net for the latest sketch with WPC decking. Depending on whether the pier foundation and other things are to be done in EL. Then he started talking about a standard-compliant railing, where the gaps at that height between the bars must only be 2 cm. That was the first time I looked at him strangely.

According to his references and pictures, he has already built exactly the kind of terrace I imagine. Which should be recreated with just different measurements. Well, what can I say, somehow I didn’t feel comfortable with this person. If I want a consultation, I expect to be advised and not a "we build whatever you want, you just need enough money."

Furthermore, my wife is in contact with an acquaintance who might possibly take our excavated soil and "spread" it on their agricultural land. I’m curious about the quantity and at what price they would take the excavated soil.

Just a question about the 1m wide part at the top of the plan .. will there be an exit to the property there?

Otherwise, you should definitely design the railing in such a way that you can add a staircase later. I think people will want that at some point.

Not from this side, it would only go via a paved path to the kitchen terrace door. The staircase was planned to be along the carport.

I now also have the second metalworker appointment. Price estimate with railing and WPC boards with tongue and groove and small rain drainage from 20k€ net. Now I roughly have all additional costs. All net

- L stones carport 4.5k€
- Filling with L stones 800€
- Forming corner 400€
- Substructure with gravel carport 2.2k€
- Mechanical excavation 1250€
- Excavation disposal 13k€
- Elevated terrace 20k€
- Floor/ceiling utility room 2k€
- Plastering basement facade 6k€
- Gluing insulation 2k€
- Paving terrace below 2k€
- Staircase carport side 2k€
= Total 67k€ gross

So, if we were to use up our buffer, we would still be missing 20k€. Besides, we would then be broke.

After I received the boundary cuts from the neighbors yesterday, we will probably invest the money, 27k€ gross, rather in L stones than previously planned. It will create a somewhat peculiar picture. On the development road, the neighbor is higher than us and then we are higher further down in the garden. Since the neighbors intend to leave the slope as it is. That means a 3.1m drop over 21.5m. Since we will set 1m L stones towards them and slope up 60cm more, the additional costs will stick to us.

I will calmly discuss everything with the architect on Monday and then we will see how to proceed. I now expect that we will submit the planning application as a standalone project within the next 3 weeks.

...what I still have to note is that none of the acquaintances who agreed to inquire with farmers about the earthworks have reported back. Somehow disheartening, when you urgently need support (just ask promptly), no one is there. As if it were such a big effort to just ask.

When people think of a terrace, they usually think of having coffee or sunbathing, an exit to the kitchen garden is often not considered.

Hello Zaba12

get used to it.
Many want to help by talking, but when it gets serious, few to none stick around.
My (ex) brother-in-law helped me incredibly. HE had the opportunity to get material cheaper. He drove the material, and that was dozens of tons, from 240 km away, came for weeks on Fridays and worked like a berserker until Sunday evening and then drove home. This is rather the exception.
Well, I helped him build his house over 30 years ago for 3 months when I had no work, every day 8-10 hours. But still, I am infinitely grateful to him.
