Then it makes it even easier for me

1. Option via architect and individual BUs.
2. Option via architect and a general contractor.
3. Option via BU that has everything in one company.

What else comes to my mind about this, or maybe it’s a bit off-topic "small OT"

To what extent is a planner, whether architect or integrated in a BU, allowed to design similar houses like sample houses or others (copy)? Are there regulations regarding how much design, shape, and so on are protected?

No, there isn’t, unless it has been patented. Which is not the case in 99.9% of all cases.

Regarding your previous answer: who says that you can only build standard houses and prefabricated houses with a developer??? You can build individually with many, nothing off the shelf. That’s how we do it too. You decide the degree of completion... and with that, also what own contribution you want to make. Friendly advice: I would strongly recommend you to start a search engine and first inform yourself about local developers. I’m sure there are several in your area offering exactly that. You don’t need an architect for that. And if it’s important to you that an architect designs your house, you can do it the way Bauexperte suggested: simply book services 1-4 with the architect and then have the developer implement it. I just estimate that it won’t be cheap if you don’t give the architect clear budget guidelines for your future house.

To know what local developers there are, I don't need a search engine. Because as mentioned above, I am familiar with them, and if it seemed that I believed they only build off the shelf, that was my mistake (probably because it was not clearly defined or described). However, I believe this was apparent or did not seem to be the case.

My concern was to receive pros and cons or decision aids from builders and experts. Because as we can now see, there are countless ways to go.

Regarding the question about patents, thank you for the answer.

Why should clear budget specifications not be possible? This should be clarified together with the architect or builder in advance during the planning (phases 1-3).

You should make sure that the architect has recent experience in the single-family house sector - then his estimates will be realistic (and of course with a buffer). And your equipment wishes should be as detailed as possible during the planning phase...

I can only recommend the architect construction in connection with individual trade contracting if you also want to coordinate and do some work yourself - you have flexibility with no other construction method to that extent.

There are then no surcharges like "100 euros for a double socket."

By the way, we did not give the architect any budget specifications - of course, there was one. But he did not cross this invisible line and it matched our expectations. From then on, I had a good feeling...

Almost 250sqm with a living basement plus double garage - I’m not saying anything about costs yet because we are still in the construction phase

But the sqm prices often used here I don’t find reflected in our case - although we built with a high standard and with many corners and projections.

However, also with some own contributions...
