Is an expert necessary in addition to the architect and construction manager?

So you want to hire an expert who supervises the first expert (architect) and gives a second opinion? But who then supervises the expert to make sure he works correctly? Seriously. If the architect is not an idiot, he can and should perform his paid service. You don’t take your car to the TÜV and then again to the Dekra and for safety also to the GTÜ.

"Work avoiders" or "pure theorists" rarely appear on the business card, unfortunately.

The artist is not a work avoider but simply not suitable for a life outside the academic protective environment. The pure theorist usually reveals themselves when estimating costs. The best way to avoid both is by using the simple trick of never meeting architects for introductions in their office, but rather on their construction sites.

Yes, he performs phases 1-4 well and with enthusiasm, but these only account for 27% of the fee in total. However, the money is earned with execution planning (phase 5 - 25%) and construction management (phase 8 - 32%).



How does that help?

I probably should have explicitly added: "during working hours." The theorist obviously feels uncomfortable and insecure in practice, avoids confrontation with (especially experienced and articulate or even quick-witted) practitioners; moreover, there are plenty of details on construction sites where one can unsettle him with spontaneous questions. And you can tell from the construction workers whether they are used to his visits or usually only see his employees.
