I think it also depends a lot on how well you know the subject. We are already "professionals" because some houses have been built in the family and among friends in recent years. We had plenty of contacts with all kinds of trades and could practically "tender" everything ourselves from the shell construction stage onwards. In addition, my husband is a buyer by profession and thus mostly got the prices for materials that companies usually get. The salespeople only grinned in the end when they saw us in the building materials store. I also meticulously recorded everything in an Excel sheet and know exactly how much the house cost.

Well, building or accompanying houses is one thing, but building yourself is another. Of course, you learn many things that current builders might now do differently, but in the last 3 years, 4 houses have been built, unfortunately only one of them through an architect who was part of the family.

So unfortunately no comparable projects regarding my situation now.

Yes, that's true. In our circle of friends, it is simply common to build with architects... To be honest, I don't personally know anyone who has built with a general contractor or a prefabricated house or something like that... But it is true that in the last few years the prices have risen significantly again and it is difficult to make the "right" decision.

Who carried out inspections at your place then? Just because a few acquaintances and family members built it, they don't necessarily know what complies with the DIN standard.

We ourselves and the architect were there a few times. You can see it however you want, but often experience teaches you more than you think. And our house stands and is absolutely compliant!

I need to bring this topic up again here. Yesterday we visited acquaintances who had built some time ago, but we were not as involved as with other friends. When asked whether they had built with an architect or a general contractor, the term "Planzeichner" came up. Has anyone had experience with this? In the end, this person could even calculate the structural analysis as well as carry out further inspections on site, and they apparently saved money that way. The homeowners were satisfied.
