Who has built with an architect? Experiences??

We are at costs of approx. €1782 per m² of heated living space, including basement and all ancillary building costs, but excluding house connection costs and double garage for €25,000 (with roof terrace)

Then you talked to the wrong ones... we also had some turnkey house builder offers that were above the architect's, no question. But you should also compare apples to apples. If I want to build solidly and the architect tells me that timber frame construction is cheaper, that may be true - but it’s not what I want and what can then be compared in terms of price. In total, we have now spoken with 7 architects. Every single one told us that they cannot maintain the price. Our general contractor is not a cheapo but enjoys an excellent reputation here and has been in business for 30 years. Strange that all the architects (unfortunately) were higher

we are currently in the construction planning phase with our architect and what can I say? It’s taking a very long time. The specialist planners and involved craftsmen have taken their time, now it’s holiday season and things continue like this. We actually wanted to get our house finished this year (roof, windows). But as I can assess it now, it’s going to be tight. Paper is very patient at the moment and the interfaces are too sluggish.

Among other things, the costs have become a not insignificant problem. Not that they have become much higher than expected. No, the planning certainty with a fixed price is indeed comfortable. If we currently talk to a financer, we can still only give so-so estimated costs from the architect. That’s not ideal.

Our pro architect was, as you already wrote, the flexibility and the hoped-for better standard. We are currently paying for this with the cons mentioned above.

Hello, we are also building with an architect, nothing else was an option for us...our new house will have 230 sqm of living space, the garage 36 sqm. Planned are 400,000 € without basement but with upscale fittings and outdoor facilities.
