Hello

I would say, everything was done right. I can’t stand it when craftsmen suddenly turn out to be salespeople (using methods from the lowest drawer). I have experienced that often enough in my professional life. That’s why we didn’t have a sampling appointment; instead, we clarified 85% of the "special requests" before signing the contract (unfortunately not the sanitary fixtures).

I don’t make compromises with our house when it comes to technical quality and durability. It doesn’t necessarily have to be expensive. Unfortunately, many homeowners place a lot of value on the materials to be installed, but care far too little about the technically correct execution of the construction. There is hardly a house in our settlement where I haven’t seen significant defects in the workmanship.

Apart from that, we have already spent a lot of money on special requests, because the standard was not sufficient for us in any point of the building description. If we had done the sampling afterward, the special requests would probably have been six-figure.

Robson, curly, an honest word. I was born in 1958. I will retire at 66. I am by far the bigger earner in our family. We have two children, both of whom are adults. One still needs us a bit. We like to travel and own a boat that we don't want to give up. Not a yacht, but big enough to spend the night on it for two. We had an REH, because due to the stairs it shouldn't be the last residence before eternity. We owned the property. We can't pay for the new house in cash and want to be debt-free by 65, without straining ourselves because of the house, without giving up the boat and travel. Our parents are dead, there is nothing to inherit, they didn't have much. Therefore, we calculate precisely to manage with a 50,000 credit. We both agree on that. Of course, our generation may have different demands. The color of a staircase is less important to us than barrier-free access and 98 cm doors. The red roof and white slightly yellow facade were fixed, because of course we took photos of other houses before the appointment that we liked and discussed how it would be. What younger people expect from home technology, we do not expect. What is more important to us are our old furniture, partly flea market pieces, partly memories of our parents. We both cannot delight in a designer faucet, but we can in a beautiful piece of teak wood. That roughly is the situation, and I can consciously and unfeignedly say “we” here. We have been married for 32 years and it fits, it was a fate, made for each other so to speak. Therefore I like to say keep it simple. And, this is an assumption of mine, there are many who feel similarly, they have different reasons, different life situations, but they must also say keep it simple. And they often do not dare to admit it, because it is always somewhat shameful not to keep up in the concert of big, high, wide, blink-blink. Yes, maybe we are content, but we live quite happily like this. Karsten

That’s how people from Schleswig-Holstein are, and that’s a good thing. I would have a different opinion on some points (e.g., roof tiles simply have to be protected against moss nowadays), but on other points, he is right. You certainly had enough time to think about what and how you wanted to do things. Starting a discussion about the window color in such a conversation is too late. It doesn’t make a difference anyway, and of course, he is right. In a finished house, we have meanwhile noticed that it’s not your own window color/brick type that’s interesting, but those of others. Because you see those much more often ^^

That's probably how it is.

It's not due to age that one no longer has demands on life or on one’s home. Everyone just sets different priorities. But it may indeed be true that one sees values differently in the second phase of life and evaluates possessions differently than in the first. On the other hand, later on you have already built up more equity, perhaps one property replaces another, inheritances play a role, so you know for yourself where it’s worth investing money and where not. Or what you want to treat yourself to in addition to the house or apartment at your age. Earlier it had to be Levis or Wrangler, today Wrangler is out and anyway: more important is the fit of the pants and not the brand... and even the fit of the pants is secondary with age... at some point it becomes much more important to be able to get them off quickly.

Carsten certainly does not have to justify himself here. However, I was also surprised by this approach of the BU!

Our construction company also did not have a sampling oasis. It was not a laundry basket, but a side room with 5-6 sample bricks as well as roof tiles, 5 door handle variants (in a case), 7 different door designs (in the catalog the window cutouts or a plastic and a wooden door to touch) etc... so there were options. The GU, in our case the architect as well as the salesperson, presented options and awaited our reactions. By the way, these options were almost all not special equipment, so without surcharges.

As already mentioned above by , you roughly know which equipment you would like (seen somewhere), whether steel beam or folding staircase. For that you then visit suitable houses... anyone who sees the possibility to take something exclusive in every item doesn't build with a GU anyway and is far from solid and price-conscious house construction. But you still want to have the option to decide against beech (<- placeholder for everything). I want to decide whether my roof gets glazed tiles.

I am a customer, I have wishes and ideas – that does not exclude that I let myself be taught.

I believe the approach outlined here regarding sampling is much more common than the answers here suggest. When I look around, most new buildings are constructed by the three big companies or by small regional businesses. Construction with an architect seems rare to me, but that would allow the freedom of choice (and obligation!). Those who want to know every little thing about the technology or choose from 500 door handles probably also like to participate in online forums on the subject. The other 98% just have their little house built and are satisfied with it. I am firmly convinced that this is the case because when you see the construction sums here ("normal and has to be so"), I wouldn’t know how hundreds of thousands of new buildings could be sold annually in this country otherwise.

It is also a misconception that a small selection must be associated with poor quality or bad appearance. Perhaps Karsten’s general contractor does have two really wonderful door handles on offer in which everyone immediately finds themselves without having spent 20 hours on Google and two weekends in specialty stores. I therefore consider the conclusion that all this is nothing to be premature.

Well, we are glad that we are selecting samples very relaxed with an architect. Several appointments, some of which have already taken place, are planned for this. Some things we also had to let sink in first to make a decision a week later. Architect very patient. We also did not want a catalog selection. Tomorrow 3 hours plumbing and 3 hours tiles.
