Good planning costs money, although less than it is worth. Yes, chambers of architects have had websites forever. Firmly nonsense. The key to the upper floor plan lies in the position of the exit; the course of the stairs is not decisive. The number of conditions limits the number of solutions. We don't even know if the children are triplets or spaced ten years apart. You simply cannot plan otherwise than garage to the left and a complicated floor plan.

But that wasn’t a question in your "10 commandments" of the questionnaire. The children are 0, 4, and 6 years old. Since the upper floor is supposed to build over the garage (otherwise the garage will be too small for us), a staircase with a landing naturally works worse, since it takes up its cross-section from the upper floor. I’m trying it out myself right now and notice, it really isn’t optimal. So far I thought that a construction supervisor offering architect houses would be an alternative. As I understand it, I would use phases 1 and 2 of a freelance architect. Those are 10% of the fee, about 2.5k-3.5k €. Then I will make some appointments.

What is probably meant is a custom design, just as a difference to a catalog house merely mirrored or with shifted interior walls. Pure catalog houses don't work if the market only offers non-catalog plots. However, that does not automatically make a custom design better. You have already been encouraged several times to just make the planner sweat more and try the method of achieving better results with fewer specifications. I think you rather need a hearing aid.

I have already understood you.... She is simply not willing to sweat... her boss is on vacation. If not with him in 3 weeks, I’ll tell her she has to go to a freelance architect, then she will sweat, but I don’t want to waste the full 3 weeks here.

What we have here did not come from my sketch! As I said, we only named the upstairs rooms, the number of bathrooms and offices in the basement. Oh yes, and the interior width of the garage should be at least 3.20, preferably 3.80. That was all.

Now I see the plan and am dissatisfied. I can’t tell her to just suddenly apply amnesia and redraw the plan with the same specifications, can I? Maybe I should say exactly that...

I honestly hoped that one of the planning geniuses here would make a "dirty" counter-sketch with which I could then "help" you.

But you say you are missing information, yet I still don't quite understand exactly what information it is... Isn't the site picture with the building envelope above enough? Should I add more dimensions there?

It would certainly stand a much better chance than trying to bend a crooked seam at several points. No chance. Kerstin is probably just lacking boredom right now and Katja was driven away by the highest authority. I can draw even "more beautifully" than I can sing *LOL*
