I will take pictures of the property and the adjacent garage in the next few days.
The main problem is that I am now getting the property relatively cheaply from the future neighbor on the left side. His garage is about 0.6 meters above my property. On my property there is a gravelled space to his garage; I think there is a drainage pipe in the ground on my property. I want to buy a second property from the new neighbor, so I won’t start a legal dispute over the 50 cm now, even though these will unfortunately be missing in my house.
Würfel’s idea is definitely good. Painting the hallway and combining the storage room with a cloakroom is pretty cool. The storage room should only hold the vacuum cleaner, mop, and boxes of water and beer.
I don’t really like shrinking the living room in favor of a bigger kitchen. We are five people and I want to have enough space in the living room. Currently, I have a shell dimension of the dining/kitchen area of 9.8m by 3.8m, which is already huge. The living room is now 4.4m by 5m, and I think that’s quite good but not large.
I will also go to kitchen planners to really get an idea of the 3.8m kitchen width and the door position.
But this staircase on the side is just not good. Because of it, I have these two doors and the entrance right in the middle of the kitchen.
Maybe one should consider whether a window from the kitchen towards the street is absolutely necessary. Otherwise, you could put the guest bathroom there and then the staircase on the left would also make more sense.
Boxes with water and beer in the basement, unless you need one or two boxes daily – in any case, a water carbonator is advisable. If not beverage boxes in the basement, then what else? The cloakroom there is great.
For example, mop, vacuum cleaner, etc. we have in a tall cabinet in the kitchen, you have enough space for that.
I wouldn’t reduce the living room, rather add 2-5 sqm instead of subtracting. Maybe take some space away from the kitchen/dining area; but it has to fit planning-wise. In terms of area, you have rather an excess compared to the living room, I think. Too much space is lost in the kitchen and dining areas. I don’t like the spatial arrangement of kitchen/dining/living, stay firm until you like it!
I have no idea right now and the planning implementation is not my strength. The space is sufficient, it just lacks in the layout. As you say, the staircase absolutely needs to be on the other side or maybe even placed differently. I also thought about whether you could push the kitchen further forward and save the offset in the living room and maybe rotate the stairs. As I said... a planner needs to work on this. The fireplace has to go; rather put in a corner but not in the passage there, even at 1.30m, you just walk past it... sorry
