So of course it depends on your space requirements, you are three now, right? Will that stay the same, or are there plans for a second or third child?

Regarding the ground floor, from my point of view, there is hardly anything to do based on the floor plan. I assume the small room in front of the kitchen is a guest WC? Otherwise, the only adjustment I would possibly see there is enlarging the passage between kitchen and living room. The rest is basically coherent! Possibly add windows to the north wall if possible!

The attic, if it stays with one child, there isn’t much to change either. I would probably open the small WC to the bathroom, possibly also move the wall as far inward toward the hallway as possible. In the corner you could nicely place a large shower. Or possibly also a bathtub if desired. If a really large bathroom is wanted and the family planning is completed and no office is needed, you could also include bedroom 2. With one child, the bedrooms are just perfect and reasonable in size. For a second child, one possibility would be to convert the attic and create a space for the parents upstairs and the children have the attic. If three children are planned, you’d certainly have to look more closely.

So personally, I don’t find the layout wrong at all and the staircase is very nice and can be refurbished with simple means.

The stair railing is truly beautiful - I like it very much and it also looks quite well maintained! Nice house, there's a lot you can make out of it - enjoy it a lot!

Did you apply for the financing based on your civil engineer's estimate? I also didn't have a cost estimate for everything, but requested "ballpark figures" from the companies and (foolishly in hindsight) submitted exactly those to the bank... in the end, it was clearly not enough. I hope you included a proper buffer! Good luck with the house!

The note is good, I would plan a buffer everywhere and submit it like that. Hopefully the engineer has already done that anyway. Our estimates fit well everywhere, but there were additional expenses in other areas that we hadn’t even considered before, and then it’s good to be able to pull the buffer from somewhere.

Exactly, that was also a WC. I’d still have to clarify how widening the passage works structurally. Most likely a steel beam will have to be installed.



So far, the estimate seems conservative enough. An offer for the ETICS facade is, for example, around 10k€. But I also interpret that as an optimistic ballpark figure.

With that you might get the insulation on the wall, but nothing else. You should rather calculate with €150/m² of facade surface.
