I also find it partially very expensive. What on earth is supposed to cost so much for the air-to-water heat pump including installation? The underfloor heating is also already expensive. Removing the screed and insulating can be done by yourself. Laying pipes if necessary as well. I currently don't know any prices for screed. I would estimate 15-18k for electrical work with standard installation including network and satellite. Water depends. Demolition can be done personally, better not to do new installation yourself.

In the bathroom, practically everything is possible.

Windows depending on the standard.

Roof, no idea.

I also find it set very high. Of course, it always depends, and you can waste tens of thousands meaninglessly everywhere.

Phew, I would definitely leave out the architect and take matters into my own hands. The cost estimate is, in my opinion, very conservative. It can certainly be done cheaper.

Phew... those are already hefty costs!

I have no idea about many things... But when I read "Electrical installation 22000EUR," I find that really expensive.
How many windows are we talking about? And what kind of design? (Plastic? Aluminum? Wood?) If standard plastic and not exactly 30 windows, then I find the price way too high as well.
Water, bathroom and WC total 41kEURO?! Man, that’s quite a statement.

I mean, then we’re back to the topic. Apparently, they can ask for that amount at the moment. I wouldn’t pay it. But I’m also not a standard for everyone.

When I then see the Arche fee... That makes me feel really, really sick.

Either way, I wish you good luck with the decision-making.

You can definitely spend the money, that's not the issue. At least with some items you can get rid of it quickly, especially bathrooms and electrical work, where you can really go crazy financially, but you don't have to. Not even in 2019 or 2020. As always, it's all a question of money - 1. whether you have it and 2. whether you want a toilet for €1200 or if one for €150 is enough.

Nevertheless, I find the calculation set quite high. If you don't want a high standard, you won't need that. If you choose the famous golden faucets, etc., then the money will be spent quickly in the end.

The fee basis is the cost calculation, which must be significantly more detailed than this cost "estimate," then the plausibility can also be better assessed.
However, the cost estimate as you have listed it is unusable. This is just the first rough figure he conservatively estimated, I assume.

Regarding the underfloor heating... does that also include screed and coverings?

If the construction costs are gross (building construction €115,000, technical €110,000), I only come to just under €47,000 gross (!) fee with 5% additional costs.
Even if the construction costs are net, it is only about €52,000 gross fee.

So something is not quite consistent there yet... or he assumed the highest rate, which I would not be willing to pay.
