Settlement house 1954 - complete renovation possible?

When filling the heating circuits, I was luckily there this time...

Long story short: The heating engineer set up the flushing pump of the heating circuits in the attic and filled the storage tank with a garden hose and simply forgot that the thing should be turned off again --> 3 bays of the wooden beam ceiling turned into swimming pools.

Really!:eek:

He turns it on, goes down to the bathroom, measures in the shower where the hole for the overhead shower can go, phone call... and suddenly rain showers in 2 rooms on the first floor. Then nicely reopen the freshly (laid less than a whole day ago!) floorboards...

I had to prevent the attempt to hang the soaking-wet mineral wool on the scaffolding to dry...

Then 11:30 am: "Yes, we have to move on to the next construction site now."
Is someone else coming now?
"No"
Dehumidifier?
"We don't have one"

Call to the company – boss not available and – he will be informed
(by the way, I am the first person to bring this story to the table there)

My demand that a dehumidifier must be brought in on the same day (no matter how!) worked...

In the afternoon, a dehumidifier was standing right behind the front door (picture). Carrying it up the stairs and 5 minutes wait to switch it on was no longer possible.

The nice note on it (see handwritten note) then spontaneously prompted me to involve an expert. The report at least caused the boss to personally get in touch: The insurance covers the damage.

All good again?

Of course, they have no time before August to fix the things. Now here’s the catch: I could do the repairs myself and they would compensate me €20/hour.

The temptation to consult a lawyer is growing. Any other ideas?

Yes, consult a lawyer for an initial consultation. And then have the whole thing done at the expense of the insurance/company by a [FACHBETRIEB].

Yes, from now on always communicate in writing, set appropriate deadlines, and don’t let up. A lawyer is okay, but they shouldn’t escalate immediately. The company should just know that you are serious and want a quick solution, not a legal dispute.

Drywall finished... especially in the attic, endless detailed work until the heating was wrapped up. Soon painting/tiling can begin.

Considering the immense work for the wall heating, I don't know if I would recommend doing it this way to anyone... Despite 100% DIY, it was more expensive in terms of materials alone than tacking pipes on the floor and pouring them into screed on the ground floor. Then several more months of work on weekends and late evenings compared to 2 days of work by two companies plus drying time.

Updates as of early Jan 22: All old walls (and the entire ceiling on the ground floor) plastered with Rotband, then everything primed together with the drywall materials, and clay roll plaster applied on top. We ended up having the tiles in the bathroom installed. Then the towel radiator was mounted again by ourselves. Afterwards, all electrical boxes connected + ventilation system. Next step: sand/level and lay floors. Move-in date end of February in sight.o_O
