Is it planned that the second semi-detached house will come at some point? Otherwise, you have to think about the insulation of the wall and, in the worst case, you will lose even more building area. With 7m, 30cm less is already significant.

hmm the terrace probably makes more sense facing south, right? Otherwise, the living room would also be facing north...

The second half definitely won't come in the next 5 -10 years. The party wall will therefore be built as an actual exterior wall. Unfortunately, that doesn't help...

The question is where your garden starts or ends. If there is no land left in the south, but 30m in the north, the children might prefer to play ball in the back rather than sitting nicely in the front. Or are you simply making two terraces? One in the back and one in the front? That would then be quite a challenge for the planner.

I would not agree that there is more sun in the south in this case. With a (possibly small 2nd) terrace located entirely in the northern garden, you also get full southern sun there, since there should be no obstacle in the way given the length of the property.

I consider the question of the garage very, very decisive. It would probably occupy the entire space between the house and the neighbor. If the entrance is on the north side, a garage would basically never be possible; otherwise, no one would be able to reach the front door.

I also find large windows in the area where the garage could potentially be located questionable. Since the trend now goes not only to 2nd and 3rd cars but also a 4th car when there are grown children living there at some point, parking space will surely be needed eventually. Of course, you can still manage with just a parking space, but I don't find that attractive with access from the south.

Spontaneously, I would place the entrance on the west side, but south of the garage. The WC should be on the south wall so that - if a south terrace is absolutely desired - there would be space across the full width of the house. With an entrance on the south side, the space would be reduced too much again.

The interior room layout has its pros and cons. I would like the kitchen in the north if the main terrace(s) are also located there. If the main terrace is in the south, I would place the kitchen there. Living room in the south is a bit tricky when the sun shines on the TV.

Honestly, I find the plot a big challenge and think you should already focus heavily on outdoor uses (especially where to place the terrace) in order to sensibly distribute the rooms inside on the ground floor.

Because the timing overlapped now: I don't see it as essential to assign the terrace to the living room. I find the proximity to the kitchen more important.

You go to the couch once or twice. To the kitchen a few times more often, when you get grilling stuff and drinks, bring things back, etc. Think about how your routines should be.
