Doors could become a problem. You would have to test that. Are these 10 cm walls? The exterior walls also look quite narrow. Can you even still build something like that? What is actually the minimum there? 24 + plaster? I’m not familiar with that. It surely won’t be a timber frame wall.

Hanse Haus 45-123 The 40 or 60 cm must be sweated out. I find the upper floor good there, children's room and sleeping, bathroom on different sides. Walk-in closet included as well. The ground floor is so-so... utility room is also not needed.... instead entrance gable. With that size, there are only compromises. The other one from Michael with entrance eaves I also like better on the ground floor. But planning small sensibly is more difficult.

Shall I mention that our end townhouse back then had a kind of bay window without windows at the top on the side? This thus widened the upper floor by 60 cm on half of it. I deliberately say bay window, although it was more of a stylish projection, because a bay window, I believe, is accepted in the floor area ratio. Just as a hint - architects have quite a few options there
