That’s good. Storage room gone, the stuff has to go to the basement. Make the kitchen bigger instead. 1m!!! A narrow corridor really doesn’t work at all. Draw yourself a plan with a spiral staircase. That’s the absolute space-saving standard for houses of this width; you can see it in every terraced house for that reason.

There was initially a discussion because of the children's room.


Bigger will be difficult due to the floor size.

The kitchen would bother me more. Different stairs, reduction of the circulation area has already been mentioned.
Do you need the shower on the ground floor?

Definitely draw in your actual furniture or the desired furnishing.

Basically, we can change everything inside. The other semi-detached house does not exist and will not exist for the next few years.

So we are "only" bound by the external dimensions and height.

I will start working on a plan with a modified staircase!

As I said, a straight staircase always wastes a lot of space in the hallways, so I would also plan classically.



I don't see the problem only in the size, but also in the layout. It's very cramped, or if two people work together, they are constantly in each other's way. Also, I see too little workspace. You still need at least a tall fridge and probably another tall cabinet (oven, pantry, etc.). That leaves not much room for working, even without microwave, Thermomix, Kitchen Aid, etc. Additionally, I find the paths too long. Overall, I don't like the living room yet, either. The wall unit, the dining area, and the sofa corner seem to be placed like three isolated units. I like the TV oriented toward the seating area. Of course, you can also watch TV from the dining area that way, but unfortunately only half of the people present. I also find a sofa in front of a floor-to-ceiling window suboptimal.

Unfortunately, I also see little room for maneuver upstairs. It has already been said that the bedroom is borderline. With another staircase, you might gain 2-3 m², but that’s about it. Bathroom size is okay, it should not be any smaller. The kids' rooms are at least fairly well laid out. Sure, more would be nicer, but if it’s not possible, then that’s just how it is. However, I would consider whether they really should be floor-to-ceiling windows. The question here is: more space for furniture or rather something more "airy." Both have advantages with these room sizes.

This/Your staircase with the hallway space requirement is a space hog. A classic staircase must be in such a house, then you can bring the children's rooms to 12-13 sqm, plus a jagged partition wall to accommodate a built-in wardrobe with a width of 1.50 meters each, and small room miracles result from 12 sqm ... well, at least in principle. The bathroom could be arranged in the middle of the 10 meters.

So we definitely wanted the shower downstairs. The part about the countertop in the kitchen is of course correct. From a prefab house provider, we also received the attached plan. Unfortunately, it is not dimensioned, but the external measurements refer to 7 x 10 m. Would the layout be more sensible like this? What really bothered us, to be honest, was that the living/dining room and one children's room face directly north... But you could swap the kitchen/living room and children's room 1 with the bathroom? What do you think of this plan then? And one more question about the ground floor: Is a pantry of just under 3 sqm worth it, or would it be better to have a built-in cupboard in the kitchen and put the rest all in the basement?
